Phuket Beachfront Property: Condos and Villas Near the Sea

This list brings together Phuket projects — condos and villas alike — whose distance to the sea falls within our "by the sea" threshold. We calculate that distance from each project's position on the map, as a straight line to the shoreline. It is not a walking time, and it is not a promise of a sea view. We can only calculate it where we have precise coordinates, so a building by the beach that we have not measured yet will not show up here; it is in the general Phuket list. One more point that matters on this island in particular: many villas with sweeping sea views stand on hillsides, well above and back from the shore, so they are not in this list either. This page is for buyers who want to live a short walk from the water, not just look at it from a terrace.

Which coast?

Phuket's west coast faces the open Andaman Sea: pale sand, sunsets and, in the monsoon season, waves and currents. On those days the beaches fly red flags and swimming is not allowed, so if daily swims are the reason you are buying, factor that in from the start.

The east coast looks onto a bay. The water is calmer and shallower, with marinas and mangroves, but there is not always a pleasant swimming beach. A project "by the sea" on the east side may sit next to a marina or a muddy shoreline rather than sand. Phuket Town is close to the water as well, but has no swimming beach.

Near the sea is not the same as a sea view

The island is hilly, and many of its most striking villas are built on slopes above the bays: wide views from the terrace, a drive down to the beach. A building behind a line of trees by the shore can be a short walk from the water without seeing it at all. The filter here answers only the distance question. If the view matters more to you, check the "View" field in each project's unit table, and read about the hillside areas on our Layan and Kata pages.

Beaches to start with

  • Bang Tao — a long bay with restaurants, services and schools nearby, so living by the sea all year is easy.
  • Nai Yang and parts of Layan — the beach is partly inside a national park, so nothing is built on the sand itself; projects sit behind the park strip.
  • Kata — a rounded bay with a family-friendly beach and buildings on the surrounding hills.
  • Rawai — a shallow shore full of longtail boats; you live by the sea and drive to nearby beaches to swim.

Each area has its own page — Bang Tao, Nai Yang, Rawai — with the full picture. The point here is simply that "by the sea" means something different in each of them.

Condo or villa by the beach?

Close to the beaches, most of what is for sale is condominiums and resort complexes with pools and hotel-style services. A villa within walking distance of the sea does exist but is less common, and usually sits in a gated estate. If a villa is what you want, see Phuket villas, which also covers hillside homes. For apartments, all Phuket condos include projects whose distance has not been calculated yet. Construction right by the water is subject to its own restrictions in Thailand, so have a lawyer look at the permits for any project on the beach itself.

What to check on the project page

  • "To the sea" and the map link — which beach it is and what lies between it and the building.
  • "View" in the unit table, where the developer has provided it.
  • "Furnishing" — a fully furnished unit is quicker to let; confirm exactly what is included.
  • "Foreign quota" for condo units — yes, no or not verified.
  • "Common fee", the payment plan and any developer rental programme. Any return quoted in such a programme is an estimate, not a promise.

Next steps

For the island as a whole, how buying works and running costs, see Phuket property for sale. To compare with a city on a calmer gulf, look at Pattaya beachfront condos. Leave your details and a manager will shortlist projects near the beach that suits you.

Questions and answers

Why are there so few sea-view villas here?

Because most villas with open sea views are on hillsides, further from the shore, and this page filters by distance rather than view. You will find them in our Phuket villas list. A manager can help you decide which matters more to you: seeing the sea or walking to it.

Can I swim near the property all year?

It depends on the beach. On the west coast there are monsoon days with waves and currents when swimming is forbidden. The east coast is calmer, but does not always have a swimming beach. Before choosing, ask which beach the building is actually close to.

Does the east coast count as "by the sea"?

For the filter, yes: it measures distance to the shoreline. In practice the water on the east side may be a marina, mangroves or shallow mudflats. Open the map from the project page, or ask a manager to describe what is around the building.

Do I need a car if I live near the beach?

Around some beaches, such as Bang Tao or Kata, much of daily life is within walking distance: restaurants, a minimart, a café. But Phuket is spread out, and you will usually drive to a large supermarket, hospital or school. Ask a manager what is around the project you are interested in.
