Phuket Condos for Sale: New and Completed Buildings

This page lists only the Phuket projects our database marks as condominiums — apartment buildings where each unit is titled separately and a juristic person runs the common areas. Villas, detached houses and townhouses are not included. Projects can be at any stage, from launch to fully handed over, and the stage is shown on every card. The selection is for buyers who want an apartment rather than a house on the island: for repeat holidays, a long winter or rental income, without looking after a pool and garden yourself. A manager confirms the price, availability and whether foreign quota is still open in the building before you commit to anything.

Why a condo on a villa island

Phuket is famous for pool villas, but a condo solves a different problem. The building's management looks after the pool, gardens, security and common areas, so you can lock the door and fly home for months. A condominium is also, in general, the format in which a foreigner can hold a home in their own name, subject to the building's foreign quota and the rules on bringing in funds — a lawyer should confirm the details for your unit. The trade-off is less space and shared rules: the building's regulations decide things like short-term letting and how common costs are approved.

Choosing by how you will use it

Holidays and letting to visitors

Start near the beaches of Kata, Rawai and Bang Tao. Resort-style projects here tend to come with pools, restaurants and sometimes a developer rental programme, so the unit can earn while you are away.

Living on the island or letting long-term

Kathu and Phuket Town are further from the sea but close to schools, hospitals and shopping. The tenants you would be aiming at are people who live and work in Phuket rather than holidaymakers.

Quiet and views

Smaller low-rise buildings on hillsides trade services for privacy. In Layan, Thalang and Nai Yang supply leans towards houses, so if you are open to one, see Phuket villas. If being close to the water is your first condition, start with Phuket projects near the sea.

Reading a condo project page

Project pages only show fields that have been filled in. For a condo, these matter most:

  • Foreign quota — shown only once our team has verified it. No line means "not yet verified", not "no quota".
  • Common fee per square metre per month — compare projects on this as well as on price; buildings with more services usually charge more.
  • Distance to the sea — calculated from map coordinates and not available for every project.
  • Building type and number of floors.
  • Unit table — sizes, starting prices and price per square metre where we have them.
  • Completion date and payment plan — for buildings still under construction.

If you are buying to let

Some project pages carry an investment block. When it is filled in, it is an agency or developer estimate with a source and a date, not a promise of income. Holiday-rental demand in Phuket moves with the seasons, and whether nightly letting is allowed depends on the building's rules and Thai regulations. The management company's commission and the common fee come off the top, so compare projects after costs, not before.

From reservation to title

A purchase usually starts with reserving a specific unit with a deposit, followed by a contract with the developer. Off-plan, you pay in instalments as construction progresses; in a finished building the schedule is shorter and ends with registration at the Land Office. For freehold in a foreigner's name, the purchase money needs to come from abroad in foreign currency with bank documentation, so plan the transfer with your lawyer in advance. Ask for the building's regulations too, not just the sale contract.

Next steps

If you want something you can move into or rent out now, see ready condos in Phuket. If you are happy to wait and pay in stages, see Phuket new developments. For an overview of the island, go to Phuket; for every filter, use the project catalogue.

Questions and answers

Is a condo the same as a hotel apartment?

Not necessarily. In a condominium each unit is registered separately with a share of the common property, and the owners' juristic person runs the building. Serviced or hotel-branded projects sometimes use a different structure, such as a long lease or a compulsory rental programme. A lawyer can confirm from the developer's documents how a given project is set up.

The project page says nothing about foreign quota. Is there none?

It means we have not verified it yet. Quota changes as units sell, so even when the line is there, a manager re-checks it for your chosen unit before you pay a deposit.

Can I buy a Phuket condo without travelling there?

Yes. You can choose from a video, a virtual tour and floor plans where the project page has them, and sign remotely. At the Land Office you can be represented under a power of attorney. Check the requirements for the power of attorney and the money transfer with a lawyer.

Who looks after the apartment while I am away?

The building management handles the common areas. For the unit itself you can hire a rental or maintenance company, and some developers offer this service themselves. In Phuket's humidity it is worth having someone air the apartment and run the air-conditioning even when nobody is staying.
