Phuket Town is the island's administrative capital, and it feels nothing like the beach areas. This is where people live, work, study and get things done: government offices, private and public hospitals, shopping centres, a university, local markets and schools. At its heart is the old town, with streets of colourful Sino-Portuguese shophouses, cafés, galleries and restaurants serving local food, and a Sunday evening walking street that the whole town turns out for. There is no swimming beach — the town sits on the east coast, and you drive south or west for the sea. What you do get is new condominiums in residential neighbourhoods and near the malls, apartments designed for long-term tenants, and an entry price that is usually lower than by the beach. Phuket Town suits people who want to live on the island all year with every service close at hand, buyers letting to people who work in Phuket, and anyone who finds a real Thai town more interesting than a resort. All projects in town are listed below; a manager confirms price and availability with the developer.

Unlike the coast, life in Phuket Town barely changes from season to season. In the morning the street kitchens and markets open, offices and shops work through the day, and in the evening Thai families head out to eat. The old town, with its painted façades and Chinese shrines, is a pleasant place for a walk and a coffee, and around it spread ordinary residential districts with schools, clinics and supermarkets.
For year-round living this is a big advantage: hospital, government offices, bank, car service and hardware store are all a short drive away, and you do not have to cross the island for every errand. Deliveries and ride-hailing work well here too.
Most new projects are condominiums in residential areas, near shopping centres or along the main roads, with a pool, gym and parking. These are homes rather than holiday flats: studios and one- or two-bedroom apartments for tenants who work in town, and larger family units. On the outskirts there are townhouses and gated estates. The buyer mix is broad — many Thais buy here, which is a good sign of local demand that does not depend on tourism alone.
A foreigner can own a condominium unit freehold as long as the building has foreign quota available. In buildings bought mostly by Thais, foreign quota often stays open for longer, but it has to be checked building by building. To register, the money must arrive from abroad in foreign currency — go through the details with a lawyer before you transfer.
The town sits on the east coast by a shallow bay with mangroves and a waterfront park, but no swimming beach. The southern beaches — Rawai, Nai Harn, Kata — and the west coast are a drive away. The airport is in the north: further than from Bang Tao but closer than from the south. Around town people use ride-hailing and scooters, and there are local buses as well.
The rainy season affects rental income less here, because tenants are not tourists. It is worth checking drainage in the street and the car park, though, as water collects on some roads in heavy downpours.
Phuket Town is a long-term rental market: Thai professionals, medical staff, teachers, employees of island businesses and foreign families living in Phuket. This kind of letting depends less on the season, but monthly rents are usually lower than holiday lets. If a manager gives you an expected income, it is an agency estimate with its source and date. Tax on foreign rental income in your home country is a question for your own adviser.
West of town, on the road to Patong, is Kathu — greener, with golf courses, close to town but calmer. If you want to live between town and the sea among an expat community, look at Rawai in the south. Phuket Town is for buyers who value services over a beach.
An overview of the whole island is on the Phuket property page; for every project in Thailand, browse all projects.
There is no swimming beach in town itself: it sits on the east coast by a shallow, mangrove-lined bay. The southern beaches, such as Rawai and Kata, and the west coast are a drive away. If you want the sea every day, choose a beach area; if services and town life matter more, they are right here.
Mostly people who live and work on the island: Thai professionals, medical staff, teachers, company employees and foreign families. Most rent for months or a year, so demand depends less on the tourist season. Monthly rents are usually lower than for a holiday apartment, and any income estimate is just that — an estimate, not a promise.
The historic shophouses of the old town rarely come up for sale and are usually sold as land with a building, which a foreigner cannot hold directly. Our catalogue covers new projects, mainly condominiums in residential areas. If you dream of an old-town house, talk to a lawyer about how ownership would be structured before taking any step.
That is exactly its strength. Hospitals, government offices, banks, malls and schools are close by, and life does not stop in the low season. What it lacks is a beach on the doorstep and a resort atmosphere. Many foreigners who live on the island permanently choose the town or its outskirts and drive to the sea at weekends.
Quota is checked for each building separately and changes as units sell. Our manager confirms with the developer how many units in the project you like can still be registered to foreigners. The registration conditions, including transferring money from abroad, are best checked with a lawyer before you commit.
