Best Areas to Buy in Phuket for Rental Income: Who Rents Where

In short
The best area in Phuket for rental income is the one where your tenant already wants to be. Holidaymakers look for the west-coast beaches, such as Bang Tao, Kamala, Kata and Karon. People who work on the island rent in Phuket Town and Kathu. Families staying long-term look near schools. The season and the building's rules matter as much as the address.
Ask which part of Phuket is best for investment and you will often hear the name of a famous beach. That is half an answer. A unit earns from one kind of tenant, and each kind of tenant looks for a different part of the island: a week by the sea, a flat near work, a house near a school. Choose the tenant first and the shortlist of areas becomes much shorter.
We give no yields, occupancy rates or rents by area here. They vary more between buildings than between districts, and a number without its assumptions misleads more than it helps. Any figure a manager gives you is an agency estimate, with its source and date. Our guide to rental yield and agency estimates explains how to read one.
Start with the tenant, not the map
- Holidaymakers stay days or weeks, book through platforms or a management company, and want the beach within reach. Income follows the season, and the work of changeovers falls on the manager.
- People who work on the island stay months or years. They want a short commute, a supermarket and a quiet night, and they care less about the view.
- Families who relocate rent for a school year or longer. Space, bedrooms and the school run come first.
Owners who want to use the home themselves part of the year usually lean towards holiday letting, because a long lease blocks the unit for the whole term. That is a fair choice, as long as the building allows short stays and you budget for the quiet months.
Holiday lets: the west-coast beaches
Tourist demand concentrates on the west coast, where the best-known beaches are. Each bay attracts a slightly different guest.
- Bang Tao: a long bay around the Laguna resort, with restaurants, beach clubs and the widest choice of property on the island, including condos with hotel-style services and rental programmes. The trade-off is competition: many owners are letting to the same guests.
- Kamala: a quieter village bay between Patong and Surin, with some condos run by a hotel operator. It suits owners who would rather hand the letting to a management company.
- Kata: the classic holiday beach, mostly apartments within walking distance of the sand. Couples and families on holiday are the natural guests.
- Karon: a long, wide beach with a hotel strip behind it, which brings a steady flow of visitors in season, and finished buildings alongside new ones.
- Layan: hillside pool villas let to groups and families who want privacy. Fewer guests, but a different kind of booking.
In all of these, the building matters as much as the bay: who manages it, whether short stays are permitted, how far the walk to the beach really is and how many similar units sit in the same complex.
Long lets: Phuket Town and Kathu
Phuket Town has no swimming beach, and that is the point. It is where the island works: hospitals, government offices, a university, schools and malls. Its new condos are often designed for tenants who live and work in town rather than for holidaymakers, and life there barely changes from season to season. Kathu, in the green valley between town and the west coast, draws tenants who work in Patong or in town and families who want a central base.
A long let usually earns less per night than a holiday let, but it asks less of you: fewer changeovers, less furniture wear, a steadier calendar. For an owner abroad who does not plan to use the unit, that calm can be worth more than the headline rate.
Families and the school run
Families relocating to Phuket rent near the school they have chosen, and that changes the map again. Bang Tao has international schools within a short drive, which is one reason families live there all year. Rawai, at the southern tip, has a settled community of foreign residents, with families among them, and shops and services that stay open out of season. Kathu and Thalang offer houses and villas with gardens for families who want space; Thalang, in the north near the airport, is better suited to long leases than to nightly letting.
For this tenant, a two- or three-bedroom unit, storage and a quiet street matter more than a sea view. Ask a manager which schools are near each project before you compare the projects themselves.
The season changes the numbers
Phuket's west coast faces the open Andaman Sea. The dry season brings calm water and full beaches; the south-west monsoon brings swell, red-flag days, heavy rain and fewer tourists. Holiday letting on the west coast rises and falls with it, so judge any estimate across the whole year, not the best month. Rawai is less exposed to the open sea than the western bays, and inland Phuket Town and Kathu do not see the waves at all, which is part of why long lets there are steadier.
Ask any manager or developer how a unit performs in the wet season as well as the dry one, and treat an answer that covers only high season as incomplete.
Rules and questions to settle before you buy
Short-term letting in Thailand is governed by its own rules, and a building or estate can restrict it further. Check with a lawyer what is allowed for the specific unit before you sign, not after. Then ask the developer or manager, in writing, a few questions: who runs letting in the building and on what terms, what the fee covers, how often you receive a statement, and how you block dates for your own stays. Our guide to rental management lists what a management agreement should cover.
For the character of each area beyond letting, see the Phuket areas guide. When you know which tenant you are buying for, tell a ROMA ThaiProperty manager: they will build a shortlist across the matching areas from our project catalogue and confirm current prices and availability with the developers.
Questions and answers
What is the best area in Phuket for rental investment?
It depends on the tenant. Holiday lets favour the west-coast beaches such as Bang Tao, Kata, Karon and Kamala, while long lets to people who work on the island favour Phuket Town and Kathu. Compare specific buildings, not just areas.
Is short-term letting allowed in Phuket?
It is regulated separately under Thai law, and many buildings and estates set their own restrictions. Check with a lawyer what the specific unit allows before you buy.
Does the rainy season affect rental income?
On the west coast, yes: holiday demand falls in the monsoon. Long lets in Phuket Town and Kathu depend far less on the season, so judge any estimate across the whole year.
What rental yield can I expect in Phuket?
We do not publish yield figures by area, because they depend on the building, the type of letting and the management. Any figure we give is labelled as an agency estimate, with its source and date.
