Kata Condos for Sale, Phuket

Kata is the Phuket most people picture when they think of a holiday: a rounded bay of pale sand and clear water, green hills on either side and sunsets over the Andaman Sea. There are really two beaches — big, family-friendly Kata and small, quiet Kata Noi to the south, beyond the headland. Behind the sand are streets of restaurants, cafés, shops and massage parlours, with the rhythm of a resort town but none of Patong's frenzy. In the monsoon season surfers arrive, and surf schools take complete beginners. Most of what is for sale here is apartments: condominiums on the hills above the bay, some with sea views, and resort complexes with pools; villas are few. Kata suits buyers looking for a family holiday apartment, investors buying to let to tourists, and couples who want to spend the winter somewhere they can walk to the beach. Every Kata project in our catalogue is listed below. A manager confirms the current price, available units and payment schedule with the developer, and tells you plainly when something is not known.

Life around the bay

Kata is built on a human scale. If you live at the bottom of the hills, most things — the beach, the supermarket, a restaurant — are within walking distance. The main beach is wide and, in the dry season, easy for children, with lifeguards and equipment rental. Kata Noi, on the south side, is quieter and more secluded, ringed by hills. The streets behind the beach stay lively for most of the year, but nights are far calmer than in Patong — anyone after bars and clubs drives there.

Up on the hills above the bay it is a different world: steep roads, thick greenery and quiet. Many of the new projects are here, and the views can be spectacular. The price is the climb — walking home from the beach in the midday heat is not much fun, and most people living higher up use a scooter or car.

What you can buy in Kata

  • Studios and one-bedroom apartments — the usual choice for holiday letting and for couples.
  • Two- and three-bedroom apartments with a terrace and sea view — for families and longer stays.
  • Apartments in resort complexes with hotel-style services, pools and a management company that rents them out for you.
  • A few villas and houses, mostly on the hills between Kata and the southern beaches.

Condo units are the simplest route to full ownership for a foreigner: freehold is possible while the building's foreign quota lasts, provided the purchase money is sent in from overseas in a foreign currency. Keep the confirmation the Thai bank issues for that transfer, and talk the details through with a lawyer before the money moves, not afterwards.

Waves, seasons and rentals

In the dry season the sea at Kata is calm and good for swimming and snorkelling. In the monsoon the west coast gets swell, and Kata becomes one of the island's main surf beaches — but currents come with the waves, and on red-flag days nobody should swim. Tourist numbers are lower then.

Rental demand in Kata rests mainly on tourists: European and Asian families in high season, surfers in the wave season and couples staying a week or a month. Apartments near the beach or with an open view are in more demand, and the quality of the management company strongly affects reviews and occupancy. Nightly rentals are governed by separate legislation in Thailand, so check the building's rules with a lawyer before you buy. Any income figure from a manager is an agency estimate, with its source and date.

Getting around

The airport is in the north of the island, and the drive from Kata is longer than from the northern areas — worth remembering on flight days. Patong, Phuket Town and the private hospitals are reachable by car. Ride-hailing taxis work here, and there are plenty of scooter and car rentals.

Kata or its neighbours

South of Kata lies Rawai: quieter, with a permanent expat community and more villas, but without a swimming beach on the doorstep. In the north-west of the island, Bang Tao offers a longer bay, a large integrated resort and international schools nearby. Kata is the choice for buyers to whom a beach within walking distance matters more than anything else.

An overview of the whole island is on the Phuket property page, and every project in Thailand is in the catalogue.

Questions and answers

What is the difference between Kata and Kata Noi?

Kata, or Kata Yai, is the wide central bay with a street of restaurants and shops behind the beach. Kata Noi is a smaller beach to the south, beyond the headland: quieter, more secluded and surrounded by hills. Both belong to the same area in our catalogue, so when you look at a project, ask a manager which beach it is closer to.

Is a condo in Kata a good rental?

Kata is a tourist area: short-stay demand is high in season and drops in the rainy months. Apartments near the beach or with a view and a good management company let best. Any income forecast is an estimate, not a promise, and the building's rules on nightly rentals should be checked with a lawyer before you buy.

Do I need a car in Kata?

It depends where you live. Down by the beach and the main street you can manage on foot and by taxi. In projects on the hills the roads are steep, and without a scooter or car it is hard to get home with shopping. Ask a manager how high up the project is and how far it really is from the beach.

Can you surf in Kata?

Yes. In the monsoon season Kata is one of Phuket's most popular surf beaches, with schools, board rental and waves suitable for beginners. In the dry season the sea calms down and swimming and snorkelling take over. For an owner, that means two different streams of tenants over the year.

How much does a condo in Kata cost?

Price depends on the project, the distance to the beach, how high up the hill it sits, the view and the size. The listing above shows developer prices with the date of each update. A manager confirms the final price, availability and instalment terms with the developer before every offer, so you never choose a unit that has already sold.
