Rawai Villas and Condos for Sale, Phuket

Rawai is the southern tip of Phuket, and it quickly feels like a place where people live rather than pass through. Longtail boats wait at the pier to take you out to the islands, at the seafood market you buy the catch and have a restaurant across the road cook it, and in the evening everyone drives out to the cape to watch the sunset. Over the years a large community of foreigners has settled here for good: families with children, retirees, remote workers, and people training at the local Muay Thai camps and gyms. Rawai's own beach is shallow and full of boats, so for swimming you head to the neighbouring beaches, the best known of which is Nai Harn. The property mix is broad: pool villas on the hills, some with sea views, houses in small estates and low-rise condominiums. Rawai suits people thinking about living on the island for half the year or more, families who want community and routine, and buyers planning long-term lets. All Rawai projects are listed below; a manager confirms price, availability and the payment schedule with the developer.

Everyday life in Rawai

Rawai is laid out like a quiet suburb of a seaside town. There is no single promenade; instead a few roads are lined with cafés, bakeries, convenience stores, supermarkets, hairdressers, clinics and vets — everything a family needs in an ordinary week. Many businesses stay open all year rather than closing in the low season, because their customers live here. On the hills behind the coast the streets are green and quiet, and some homes look out over the sea and the islands.

Life here has a distinctly active rhythm. Mornings are for running or cycling, afternoons for a Thai boxing session or yoga, weekends for taking a boat out to snorkel around the southern islands. For nightlife people drive to Patong; for peace and quiet they come back here.

What you can buy in Rawai

Pool villas in gated estates are the most common type among new projects, many of them on the slopes above the coast. Alongside them are townhouses and smaller family homes, plus low- and mid-rise condominiums where one- and two-bedroom apartments suit couples and seasonal tenants. When you look at a hillside villa, ask about road access in the rainy season, drainage, and what could be built on the plot below — a sea view is only worth paying for if it stays.

With a villa, foreigners usually hold the land on a long-term lease; a condominium unit can, under certain conditions, be owned freehold. Go through the differences between projects, and what the contract actually says, with a lawyer.

Getting around

The airport is at the opposite, northern end of the island, so the drive is longer than from most areas. On the other hand, Phuket Town, with its private hospitals, shopping centres and government offices, is relatively close. Around Rawai and to the nearby beaches people ride scooters or drive; ride-hailing taxis are available, but those who live here full-time end up with their own transport.

Seasons and rentals

The south is a little more sheltered than the open west coast, but here too the monsoon brings days of swell, wind and heavy rain. What sets Rawai apart for rentals is its permanent community: demand does not vanish when the tourists leave, because many tenants rent for months or a year at a time. That makes property here better suited to long-term or mixed letting than to nightly stays alone. Nightly rentals are governed by separate legislation, so a lawyer should confirm what is allowed for the specific property. A manager will only quote income as an agency estimate, with its source and date.

Rawai and its neighbours

North-west of Rawai is Kata, with wide swimming beaches, more visitors and more holiday apartments. If you prefer town life, full services and local tenants, look at Phuket Town. Rawai sits in between: village calm, a large community and a steady year-round routine.

Every area of the island is covered on the Phuket property page, and the full search is in the project catalogue.

Questions and answers

Can you swim at Rawai beach?

Rawai's own beach is shallow, rocky and full of boats; it works more as a pier than a place to swim. For swimming people go to the neighbouring beaches, above all Nai Harn, one of the prettiest in the south of the island. When choosing a project, ask a manager how far the nearest proper swimming beach is.

Is Rawai good for living all year round?

Yes — that is why many people choose it. There is a large community of foreigners who live on the island permanently, businesses stay open in the low season, and there are nurseries, gyms and clinics. Phuket Town, with hospitals and government offices, is not far. If you fly often, allow for a longer trip to the airport.

Villa or condo in Rawai — which makes more sense?

It depends on your goal. A hillside villa suits a family relocating to the island who want space, a garden and a pool, but it needs upkeep and a car. A condo is easier to manage from abroad and works for a couple or for seasonal letting. Tell a manager how much of the year you will spend on the island.

Is there rental demand in Rawai outside the high season?

Demand in Rawai is steadier than in purely tourist areas, because many tenants live on the island for months or years. Income still varies through the year, and any figure you are given is an agency estimate, not a promise. Before buying to let, have a lawyer check what the building or estate rules allow.

How far is Rawai from the airport?

Comparatively far: the airport is in the north of the island and Rawai at the southern tip, so the drive is longer than from Bang Tao or Thalang. Off-peak it is easy enough; in high season and at rush hour less so. Frequent flyers should weigh this up, while people who live on the island most of the time hardly notice.
