Bang Tao, Kamala or Rawai: Choosing an Area in Phuket

In short
Bang Tao suits buyers who want everything close at hand, including schools, at the cost of crowds and density. Kamala is a village bay with calm evenings, Patong over the hill and fewer big services nearby. Rawai is where foreigners live all year, but it has no swimming beach of its own and is the far end from the airport.
Ask where to buy in Phuket with the idea of spending real time there, and the conversation soon comes down to a few names. Bang Tao, Kamala and Rawai come up again and again, and they are very different places: a resort bay with a small town grown around it, a village wedged between two famous neighbours, and the southern tip of the island where many foreigners have settled for good. This article puts the three face to face through the situations buyers actually describe to us: living there for months, letting, moving with children and simply wanting quiet.
It is not an overview of the island. The trade-offs between every area of Phuket are covered in our Phuket areas guide, and we do not repeat it here. Nor will you find prices, travel times or yields: they vary from one project and one street to the next. A manager confirms current prices and availability, and any income figure is an agency estimate with its source and date.
Three areas in a sentence each
- Bang Tao: a long west-coast bay around the Laguna resort, with the widest choice of property on the island and enough shops, clinics and restaurants that you rarely need to cross Phuket.
- Kamala: a smaller bay between Patong and Surin that has kept its village life, with a mosque, a market and fishing boats on the sand, and Patong's nightlife one hill road away.
- Rawai: the southern tip, a suburb-like place with piers, a seafood market and a large community of foreigners who live on the island all year.
Each area has its own page with a fuller description and the projects in our catalogue: Bang Tao, Kamala and Rawai.
If you plan to live there for months at a time
Rawai is the strongest of the three for an everyday routine. Cafés, bakeries, supermarkets, clinics and vets stay open in the low season because their customers live there, and Phuket Town, with its private hospitals and government offices, is comparatively close. The catch is the sea: Rawai's own shore is shallow and full of boats, so you drive to Nai Harn or another neighbouring beach to swim, and the airport is at the opposite end of the island.
Bang Tao lets you run a whole life without crossing the island. Supermarkets, gyms, laundries and private clinics line the main road, and the village of Cherng Talay next door keeps a local market and character. What you give up is calm in the high season: more neighbours, more visitors and slower roads. Kamala sits in between. Near the beach and in the village, convenience stores, pharmacies and cafés are within walking distance, but for a large supermarket, a mall or a private hospital, residents drive to Patong or further.
If you are buying to let
Bang Tao is among the most sought-after areas on the island for holiday lets, and it offers a wide choice of condos with hotel-style services and rental programmes. The flip side is competition: many owners are letting to the same guests. Kamala draws guests who find Patong too loud, and some of its projects are run by a hotel operator, which suits an owner abroad but sets limits on personal use in the agreement. Rawai is different again: many tenants stay for months, so it lends itself to long or mixed letting rather than nightly stays alone.
Nightly letting falls under its own rules in Thailand, and a building or estate can restrict it further, so a lawyer should confirm what is allowed for the specific unit before you buy. If letting is the main goal, our article on who rents where in Phuket looks at the island from the tenant's side.
If you are coming with children
Bang Tao is the area families choose most often. International schools are a short drive away, and there are nurseries, after-school activities, private clinics and the cycle paths of Laguna. Rawai suits families who want a community and an outdoor routine: running and cycling in the morning, Thai boxing or yoga after school, boat trips to the southern islands at weekends. Houses and villas with gardens are more common there, though the school run is almost always by car.
Kamala's beach has a gentle slope, and in the dry months the water is calm and easy for children. For a family the questions are practical: how far is the international school you have in mind, and what does the hill road look like in the rain? On the whole west coast, including Kamala and Bang Tao, the monsoon brings swell and red-flag days, so a good pool in the complex matters more for a family than a view of the sea.
If what you want is quiet
Kamala gives the quietest evenings of the three, and it shows its village side at Friday midday prayers and early in the morning by the fishing boats. Its one awkward neighbour is also its convenience: Patong is just over the hill, which is handy for a night out but means the crowds of Patong are never far away. In Rawai the green, quiet streets are up on the hills behind the coast; nightlife is a drive away, and that is how most residents like it.
Bang Tao is the busiest of the three, but it is not uniform. The northern end of the bay is calmer than the middle and south with their beach clubs, and inside Laguna the lakes and landscaping feel like a small resort town. In any of the three, the street matters more than the name: a unit by the main road and one on a hillside lane are different purchases.
The honest downsides, and how to decide
- Bang Tao: denser building than its neighbours, the chance that something new rises in front of your view, high-season traffic and strong competition among letting owners.
- Kamala: a narrower range of services, so bigger errands mean a drive; a steep, winding road to Patong that deserves respect after a downpour; and, in hotel-run projects, an operator agreement that limits how you use your own unit.
- Rawai: no swimming beach of its own, the longest trip to the airport of the three, and life that is hard without a scooter or a car. Hillside villas add a pool, a garden and an access road to look after.
- All three: the west-coast swell in the monsoon, which Rawai feels less than the open bays, and the humidity that works on every empty home.
A simple way to decide is to write down what an ordinary week looks like for you: where you swim, shop, see a doctor, take the children and spend the evening, and how often you fly. One of the three usually fits that week better than the others. If you can, see your shortlist in both the dry and the wet season, and ask a ROMA ThaiProperty manager to show each project on a map and describe the road to it. Prices, availability and payment terms are confirmed with the developer, and anything that is not known is said plainly.
Questions and answers
Which is best for living all year: Bang Tao, Kamala or Rawai?
For a year-round routine, Rawai usually comes first: a large community of foreign residents and businesses that stay open in the low season. Bang Tao offers the most services and schools, with more crowds in high season. Kamala suits people who want a quiet village and can drive for bigger errands.
Which of the three is closest to the airport?
The airport is at the northern end of Phuket, so Bang Tao is the most convenient of the three, Kamala is in the middle of the west coast, and Rawai, at the southern tip, has the longest drive. If you fly in and out often, that difference adds up over the year.
Can you swim at Rawai?
Rawai's own beach is shallow and full of boats, so it works more as a pier than a place to swim. Residents drive to neighbouring beaches, above all Nai Harn. If walking to a swimming beach matters most, Bang Tao or Kamala will suit you better.
Is Kamala too close to Patong?
Patong is over the hill, not next door. Kamala itself is a village with calm evenings, a mosque and a market, and Patong's nightlife is a short drive away. The hill road between them needs care in heavy rain, so ask a manager to show the project's location and access road.
