Kamala Villas and Condos for Sale, Phuket

Kamala sits in a small bay on Phuket's west coast with two very different neighbours: over the hill to the south is Patong, the island's party town, and beyond the rocky headland to the north are the clifftop villas of Surin and the long sweep of Bang Tao. Kamala itself has stayed a village with a life of its own. There is a mosque, a market and a school, fishing boats pulled up at the north end of the beach, and cafés where people who have wintered here for years have breakfast. Evenings are calm, yet Patong's nightlife is one road away. New building happens on two levels: condominiums on the flat land and the lower slopes, some run by a hotel operator, and pool villas further up the slopes, looking out over the water. Kamala suits buyers who want to live by the sea but outside the tourist crush, couples and families staying for the season, and investors who prefer a management company to handle the letting. The projects tagged Kamala in our catalogue are listed below. Before suggesting a unit, a manager checks with the developer what it costs today, whether it is still free and how the payments are spread; anything that cannot be confirmed is flagged as such.

Where Kamala sits

Kamala is a middle point on the west coast. Patong is a short drive south over a steep, winding hill road that deserves respect after a downpour, especially on two wheels. The coast road north passes Surin on the way to Bang Tao and on to the airport, which makes the trip to the terminal noticeably shorter than from the island's southern beaches. Phuket Town is reached through the Kathu valley. Ride-hailing taxis work well, but anyone living on the hills will want a scooter or a car.

What is for sale

  • Condos on the flat and on the lower slopes, close to the beach and the shops, where you can manage without a car.
  • Apartments in hotel-managed projects, some under an international hotel brand, for owners who want an operator to rent them out.
  • Pool villas higher up the slopes, trading a steep driveway for the view.
  • A completed building alongside projects still under construction, so you can see what a development looks like after handover.

Ownership depends on the format. A condo unit can be held freehold by a foreigner while the building still has foreign quota, provided the money arrives from abroad in a foreign currency. A villa with land is usually bought on a long-term lease of the plot, and in some projects the house itself is registered to the buyer separately. Either way, a lawyer should review the contract and the land documents before you sign.

Village life

Kamala grew out of a fishing and farming community, and it still shows. Many residents are Thai Muslims; the mosque stands in the centre of the village, food stalls serve halal dishes, and the streets go quiet for a while at Friday midday prayers. Swimwear is fine on the beach, while in the village itself people dress more modestly.

Along the beach are restaurants and massage places, and behind them a street of convenience stores, pharmacies, laundries and small hotels. That covers everyday needs; for a large supermarket, a shopping mall or a private hospital, residents drive to Patong or further across the island. The north end of the bay has a large theme-park show venue and a few beach clubs, but they keep to their own corners rather than setting the tone for the whole bay.

The beach through the year

The beach is of moderate length, sandy, with a gentle slope into the water. The southern part, nearer the village, is livelier; the northern part, by the rocks, is quieter and is where the fishing boats sit. Through the dry months the water is calm and easy for children. When the monsoon arrives, Kamala, like the rest of the west coast, takes the swell: currents and red flags appear, and nobody should swim on those days. The hills are at their greenest then, and there are far fewer visitors.

Letting your property

Kamala draws tenants who find Patong too loud and the northern bays too far from the action: couples, families with children and guests staying a month or more. Demand is seasonal, stronger in the northern winter and weaker in the rains. If a project offers a hotel rental programme, go through the agreement before buying: what share the operator keeps, how many owner-stay nights you get, who pays when the furniture wears out, and what it takes to exit. Thai law treats short nightly lets separately, and whether this building may offer them is a question for your lawyer. Should a manager quote likely income, treat it as an agency estimate, given with its source and date.

Kamala compared

Further north, past Surin, Bang Tao has a longer beach, more restaurants, international schools and a large integrated resort, at the price of denser building. On paper Kamala belongs to Kathu district, but on our site Kathu means the quiet inland valley with golf courses and a central location, and no beach. Kamala sits between the two in character: the sea on your doorstep, Patong over the hill, and village calm at home.

Questions and answers

How is Kamala different from Patong?

They are neighbours separated by a hill, but they live differently. Patong is the island's nightlife centre, with bars, clubs and crowds. Kamala is a village with a mosque, a market and quiet evenings. From Kamala you can spend a night out in Patong and come home to the calm.

Can I live in Kamala without a car?

Near the beach and the village, convenience stores, cafés and pharmacies are a short walk away, and ride-hailing fills the gaps. Villas and some condos sit up the hillside on steep lanes, so without your own wheels every errand means a taxi. Ask a manager to show the project on a map and describe the access road.

Can I let a Kamala condo through a hotel operator?

Some projects in Kamala are run by a hotel operator. That is convenient if you live abroad, but it limits the owner: personal use, the operator's share and the cost of refurbishment are all set in the agreement. Ask a manager to get the operator agreement from the developer and have a lawyer read it; any income figure is a projection, never a guarantee.

Is it safe to swim in Kamala?

Outside the monsoon the bay is usually gentle and fine for swimming. During the monsoon the west coast gets strong rip currents; lifeguards post flags, and a red one means stay out. If you will be here with small children in those months, choose a project with a good pool.

How much does property in Kamala cost?

The range is wide: a condo near the village and a hillside villa overlooking the bay are very different budgets. The listing above shows what developers have quoted, each marked with when it was last refreshed. The figure you actually pay, which units remain and how instalments work are rechecked with the developer before any proposal reaches you.
