Two-Bedroom Apartments and Villas for Sale in Phuket

This page lists Phuket projects that have at least one two-bedroom layout in our database: a living area and two separate bedrooms. A project qualifies by the layouts we have entered, so one whose layouts are not in yet will not appear here; it stays on the main Phuket page. The type of building does not matter for this list. Alongside condominium units you will find villas and townhouses with a two-bedroom layout, and each is bought differently. Being listed does not guarantee that two-bedroom units are still available: the layout table shows "few left" or "sold out" when we have marked it, and a manager confirms availability and price with the developer. The page is for families spending the season or a school year on the island, for owners whose children and grandchildren come to visit, and for people buying together.

Condo or small villa: the first decision

In Phuket, two bedrooms can mean a flat in a managed building or a small villa with its own outdoor space, and both appear here. A condo unit is easier to run from abroad: the building's management looks after the pool, garden and security, and a foreigner can generally register it in their own name within the foreign quota. A villa gives privacy, sometimes a private pool and room for children to play outside, but it needs more upkeep, and land rights for a foreigner work very differently — that conversation with a lawyer comes first. Each format has its own page: Phuket condos for sale and villas and houses for sale in Phuket.

Who needs the second bedroom

  • Families on a winter stay or a school year abroad — the children get their own room, the parents get quiet.
  • Owners who live in Phuket part of the year and host children and grandchildren in the holidays.
  • Remote workers who want a real office with a door.
  • Two couples, siblings or friends buying together and sharing the season.

Layout details that matter with children or a second couple

  • Bedroom placement — the unit floor plan shows whether the bedrooms sit on opposite sides of the living room or door to door. Two couples will prefer them apart.
  • Bathrooms — one or two, when the field is filled in. With children in the morning, it shows.
  • The second bedroom — a full bedroom or a small room closer to a study. Compare the plan and the size.
  • Floor — with a pushchair and beach bags, ask about the lift; a high balcony with small children is worth seeing in person.
  • View, furnishing and ownership — on the unit page when filled in.

Areas families ask about

Bang Tao and neighbouring Layan have international schools nearby, restaurants and a long beach. Kathu is a residential area inland by the golf courses, close to town. Rawai has a large community of foreigners living on the island year-round, and Thalang in the north offers more space and quiet. Wherever you look, ask a manager about the drive to the specific school you have in mind — in Phuket almost everything is by car.

Buying together

Two-bedroom units are a common choice for buying with parents, siblings or friends. Before you reserve, agree in writing who uses the property when, who pays the common fee and what happens if one of you wants to sell. How a unit can be registered to several owners in Thailand, and how each of you transfers your share of the money from abroad, is for a lawyer to confirm.

Running a larger unit

The common fee is charged by area, so a two-bedroom costs more to run than a studio in the same building; the rate per square metre is on the project page when filled in. Electricity rises too — one more room, one more air conditioner. If you plan to let the unit while you are away, nightly rentals are regulated separately in Thailand and the building's regulations decide what is allowed, so ask a lawyer first.

Where to go next

If the second room is only for the occasional guest, a one-bedroom apartment in Phuket may be enough; for short solo stays, a studio. Families who want to arrive this coming season can start with ready condos in Phuket. The whole island is on Phuket property for sale, and other cities are in all projects.

Questions and answers

Can we buy with relatives or friends?

Registering a property to more than one owner is possible in principle, but the terms depend on the type of property, the foreign quota and how each of you transfers money. A lawyer should check this before you reserve. Between yourselves, agree in writing on use, costs and a future sale.

Does this page include three-bedroom units?

No, only projects with a two-bedroom layout. In the catalogue you can select several bedroom counts at once, including three and four or more.

Does every two-bedroom have two bathrooms?

Not necessarily. The unit page shows the number of bathrooms when the field is filled in, and the floor plan shows where they are. If it is missing, ask a manager before deciding.

Condo or villa — which is easier to manage from overseas?

In a condo, the building's management handles the pool, garden and security, which is simpler when you are far away. A villa needs someone to look after the pool, garden and air-conditioning, so check whether the project offers a management service and what it includes.
