Layan Villas and Condos for Sale, Phuket

Layan is a small, quiet bay in the north-west of Phuket, just above Bang Tao, and on a first visit it is hard to believe the restaurants and beach clubs next door are so close. The beach is long, part of it lies within a national park, and behind it are a lagoon and forest. There is no promenade, no bar street and no towers — just a road climbing into the hills, and on the slopes, pool villas, many with open views of the Andaman Sea. In recent years Layan has become one of the places where the island's most exclusive villas are built, alongside a few smaller apartment projects set in green grounds. It suits buyers who want genuine privacy, families who want to spend long winters somewhere calm but close to the schools and services of Bang Tao, and owners planning to let a villa to groups and families looking for seclusion. The downside is obvious: you drive for almost everything, and for a big shop or a restaurant you go next door. All Layan projects in our catalogue are listed below; a manager confirms price, availability and payment terms with the developer.

Calm like a private beach

Layan beach is one of the quietest on the west coast. In the morning you mostly see people walking dogs and a few families; towards evening locals come down to watch the sunset. The northern end runs into the national park, where nothing is built, so the view from the sand stays green. The area itself has few businesses — a couple of cafés, small restaurants and a convenience store. For the supermarket, a clinic or school, people drive to Bang Tao along the coast road, which does not take long.

What you can buy in Layan

Layan's signature is the hillside villa: a house with an infinity pool, wide terraces and a sea view through the trees. Most projects are small gated estates with security, shared management and sometimes hotel-style services — housekeeping, a chef on request, pool and garden staff. There are also apartment projects in low-rise buildings surrounded by gardens, for people who want Layan's calm without maintaining a villa.

Building on a hillside calls for more checks than flat land. Ask about the gradient and road access in the rain, drainage, what is planned on the plots below your view, and which document proves the rights to the land. Next to a national park this matters even more: a lawyer should check the Land Office registration and building permits before you sign. As elsewhere on the island, villas are usually sold to foreigners on a long-term land lease.

Getting around

Phuket's airport is very close, which is one of Layan's biggest advantages: you get from the plane to the pool quickly. Bang Tao and Laguna are along the coast road, while Phuket Town and the south of the island take longer. There is practically no public transport, so you will need a car or scooter; most owners rent a car during their stay or keep one on the island.

Seasons and rentals

The bay is open to the sea, and in the monsoon season there are waves and currents that make swimming unsafe on some days. In the dry season the water is calm and clear. For rentals, Layan serves a particular audience: families and groups of friends who rent a whole villa for a week or a month for privacy, and long-term tenants who want quiet. The market is smaller than in Bang Tao, but so is the competing supply. Nightly rentals are governed by separate legislation in Thailand, so a lawyer should confirm what the project allows. A manager will only give income as an agency estimate, with its source and date.

Layan or its neighbours

  • Compared with Bang Tao — quiet and privacy instead of shops and restaurants within walking distance.
  • Compared with Nai Yang — more luxury villas and hilltop views, less of a fishing-village feel.
  • Compared with inland Thalang — the sea on your doorstep, but usually smaller plots and a higher entry price.

If you want a bay with every service, look at Bang Tao; for a local beach even further north, by the airport, see Nai Yang. An overview of the whole island is on the Phuket property page.

Questions and answers

Why is Layan so quiet?

There is very little commerce or nightlife, the beach borders a national park where nothing is built, and development is mostly villas and low-rise buildings. Most people on the beach are residents and villa guests. The supermarket, clinics and schools are in neighbouring Bang Tao, a short drive away.

How do I check the land under a villa near the national park?

Ask the developer for the land title document, the building permit and the site plan, and have a lawyer check them against the Land Office records. Next to a protected area that check carries extra weight. Our manager will collect the documents from the developer, but the legal opinion comes from a lawyer, not from the agency.

Will my sea view last?

Nobody can guarantee it completely, but you can reduce the risk. Find out what is planned on the plots below, how high the house sits relative to its neighbours and whether the area has building restrictions. A manager will request the plans from the developer, and on a viewing it is worth judging the view with your own eyes.

Does a villa in Layan work as a rental?

It can, if your audience is families and groups looking for privacy and renting a whole villa. The market is smaller than in Bang Tao, so the quality of the house, the view and the management company matter a lot. Any income forecast is an estimate, not a promise, and nightly rental rules should be checked with a lawyer.

How much does a villa in Layan cost?

Price depends on plot and house size, the view, the finish and the construction stage. The listing above shows the prices developers have given us, with the date of each update. A manager confirms the final price, available villas and payment schedule with the developer before every offer, so you do not pick a home that has already sold.
