Phuket New Developments: Off-Plan Condos and Villas

This page lists Phuket projects whose status in our database is presale or under construction — in other words, not yet handed over to buyers. Every property type is included: condominium units, villas, houses and townhouses. Completed buildings, sold-out projects and projects on hold are not shown here. It is the page for buyers prepared to purchase off-plan: choosing a unit that does not exist yet, paying in stages and waiting for the keys. That route gives you choice and spread-out payments, but it relies on the developer and on a carefully read contract, so the sections below cover what to check. The completion date on each project is the developer's plan, while the current price and availability come from a manager.

What counts as a new development here

Presale means the developer is taking reservations, though work on site may not have started. Under construction means building is underway. Our team sets the status from developer information, so it can lag behind what is happening on site; a manager will check the current position before you decide.

Questions to ask before you reserve

Buyer protections for off-plan purchases differ from country to country, and in Thailand there is no single mechanism that automatically covers every project. What protects your payments depends mainly on the contract and how the deal is structured. Before paying a deposit, have an independent lawyer go through:

  • The payment schedule and what each instalment is tied to.
  • What happens if completion is delayed — compensation, cancellation rights or neither.
  • The defects warranty and how claims are handled after handover.
  • Cancellation terms and what happens to money already paid.
  • Whether the developer holds a building permit and, for larger projects, the required environmental approval.

If you can, visit a finished building by the same developer in Phuket. How it looks after a few rainy seasons says more than any brochure.

Reading timelines and payment plans

Project pages show only the fields that are filled in. For a project still being built, look for:

  • Completion — the developer's planned quarter and year. A target, not a commitment.
  • Payment plan — the stages and, where the developer has published it, the share of each.
  • Down payment — the first amount you pay.
  • Unit table — what is still available, with sizes and starting prices.
  • Developer — by name, so you can look up the projects they have already delivered.
  • Floor plans, renders and virtual tour — because the building itself cannot be seen yet.

The trade-offs of buying off-plan in Phuket

On the plus side, you choose early — floor, aspect, plot or view — before the most popular units go, and payments are spread over the build instead of falling at once. On the other side, you wait, and your money sits with the developer all that time. The rainy season can slow outdoor work on the island, so allow for the date to move. And what you finally receive depends on the developer, which is why their track record matters as much as the renders.

Where on the island

In the north and west — Thalang, Layan and Bang Tao — many of the new projects are villa estates. Near the southern beaches of Kata and Rawai, and in central Kathu, condominiums are more common. If you have already settled on a property type, Phuket condos and Phuket villas filter by type rather than stage.

Handover and snagging

Before the final payment, the unit is inspected against the contract and plans, and a snag list is drawn up. An independent inspector can do this for you and send a report with photos, so you do not have to fly in for it. The developer fixes the items on the list, and only then do you move on to registration and the keys.

Next steps

If you would rather see a property before you buy, go to ready condos in Phuket. To compare with projects under construction elsewhere, see Pattaya new developments. Everything else is in the project catalogue.

Questions and answers

What happens if the developer finishes late?

That depends on the contract. Some include compensation or a right to cancel after a set delay; others do not. Check the delay clause with a lawyer before signing, not once the delay has happened. The completion date on the project page is the developer's plan, not our promise.

Can I sell my unit before completion?

Some contracts allow you to assign your rights to another buyer before handover, sometimes for a fee to the developer; others do not. If reselling is part of your plan, ask your lawyer to look at that clause specifically.

How can I follow construction from abroad?

Ask the developer for regular progress reports with photos, and ask a manager whether a site visit can be arranged. Before each payment tied to a construction stage, make sure that stage really is complete.

Why are completed buildings not listed here?

This page filters by stage: presale and under construction only. Units in completed buildings are on the ready condos in Phuket page, and the catalogue shows every stage together.
