This page lists Pattaya projects that carry one of two statuses in our database: presale, where the developer is taking reservations but construction is only starting or has not started yet, and under construction. Completed buildings, projects on hold and sold-out projects are left out. Property type is not filtered, so condos, villas and townhouses appear together. It is meant for buyers who are happy to wait for the keys in exchange for a choice of floor and layout and the chance to pay in stages, and who want to understand what they are paying for before the building exists. The completion date on each card is a target set by the developer, not a commitment from us. We update statuses from the developer, and our team rechecks them before every offer.

At presale a developer has opened reservations, but the site may be little more than a hoarding and a sales gallery. You get renders, floor plans and sometimes a show unit. The choice of floors and views tends to be widest at this point, while there is nothing yet to check on the ground.
Under construction means work is visibly under way. Ask us for recent site photos, or visit, and judge from the pace of work whether the stated completion date looks realistic.
Most international buyers never see the site before signing, and that is workable as long as the paperwork is right. Prices are set in Thai baht and paid in several transfers as the building goes up, so if you earn in another currency the final cost will move with the exchange rate between instalments. Each payment should arrive from abroad in a foreign currency, and you keep every bank confirmation: for a condo unit, they are needed to register ownership in your name.
When the building is finished, the developer invites you to inspect the unit before transfer. That is the moment to list every defect — cracks, damp, an air conditioner that does not work, uneven tiles — and ask for repairs before you pay the balance. If you cannot attend, a professional snagging inspector or our team can do the walk-through for you. Also compare the actual floor area with the area in the contract; the contract decides what happens if they differ.
Jomtien is where much of the city's new condo building is happening, Pratumnak sees fewer and smaller new buildings, and Huay Yai is mostly new villa and housing estates. For houses only, go to villas in Pattaya; for apartments at any stage, see Pattaya condos.
The reservation and the sale and purchase agreement with the developer decide what happens if things do not go to plan. Ask a lawyer to check the clauses on late completion and compensation, refunds, assignment to another buyer, permitted changes to the design, and who pays the fees at transfer.
If you would rather see the actual unit before you buy, look at ready condos in Pattaya, or browse everything in the project catalogue.
Sometimes the presale price is lower than later in construction, and the choice of units is wider. But nobody can guarantee the price will rise, and construction risk is highest at the start. Compare with similar completed buildings in the same area, and ask us how the developer's price list moved on earlier projects.
That depends on the contract. Some provide compensation or a right to cancel after a certain delay; others do not. Have a lawyer read that clause before you sign, and we can help you find out how the developer kept to schedule on past projects.
Sometimes. Assigning the contract to another buyer before completion is only possible if the developer's agreement allows it, often for a fee. If that is part of your plan, have a lawyer check the clause before you reserve, and do not count on the price rising by handover.
Not necessarily. Reservation, contract and staged payments can usually be handled remotely, and we can send current site photos. Many buyers still visit once before signing or at handover to inspect the unit; a lawyer can advise on signing documents from abroad.
