Pattaya Villas and Houses for Sale

This list shows projects in and around Pattaya whose property type in our database is a villa or a house. Townhouses and condominiums are not included; you will find them in the general Pattaya list. The type is set for the project as a whole, so one project can offer several options, from a compact house without a pool to a large villa. The page is for buyers looking for a home rather than an apartment: families who want a garden, people spending the whole winter who want room for guests, and anyone happy to drive to the beach in exchange for quiet and a private pool. Starting price, construction stage and completion date are shown on each project page whenever we have them, and a manager confirms the current price with the developer.

Where villas are in Pattaya

There is very little free land along the beach, so most villa projects are inland. The best-known area for houses in gated estates is Huay Yai, south-east of the city — its own page describes daily life there in detail. East Pattaya, beyond Sukhumvit Road, also has housing estates, closer to the centre and the malls. Pratumnak hill has older villas near the sea, but new house projects there are rare. If walking to the beach is a must, that usually means an apartment: see Pattaya beachfront condos.

A house or a condo?

  • What you gain: your own garden and pool, nobody above or below you, room for visiting family and friends, quiet evenings.
  • What you give up: most houses are a drive from the sea; pool, garden and air-conditioning upkeep is yours; owning a house with land is more complicated for a foreigner than owning a condo.
  • Renting out: villas tend to attract families and groups who want a whole house, rather than couples on a beach week — a different audience with different seasons.

If an apartment sounds like the better fit, browse Pattaya condos or low-rise condos, a middle ground between a flat and a house.

Villa or house: what's the difference?

There is no official definition. A "villa" usually means a house with its own pool, while a "house" can be a simpler family home on an estate. Because the line is blurry, we show both together. To know what you are actually getting, look at the floor plan and the facilities on the project page rather than the word in the name.

What to check on the project page

  • "Land area" — given in rai, the Thai unit of land. Note that this is the land of the whole project, not the plot of your house; ask a manager for the plot size of a specific home.
  • The unit table — house size, bedrooms and bathrooms.
  • "Furnishing" — whether the house is handed over bare, partly furnished or ready to live in.
  • Construction status, completion date and payment plan.
  • "Foreign quota" applies to condominium units. For a house with land, it does not tell you what can be registered in your name.

Looking after the house while you are away

If you spend the winter in Pattaya and the rest of the year at home, the villa stands empty for months in a hot, humid climate. Left alone, it gets mould in the wardrobes, algae in the pool and a garden that takes over. Ask in advance who manages the estate after handover, what the estate fee covers — security, lighting, internal roads — and whether there is a service to air the house and look after the pool and garden while you are away. If you would like to let the house in the meantime, a management company can handle that for a commission.

Buying a house with land, in general terms

Foreigners cannot hold land in Thailand directly, so buying a villa works differently from buying a condo. Developers offer different structures, and what you actually receive is set by the contract for that specific project. Before paying any deposit, have the contract and the land documents checked by an independent Thai lawyer — not the developer's. Moving money and tax in your country of residence are separate questions for your own adviser.

Compare before you decide

If you are still choosing a location, compare with Phuket villas and Koh Samui villas: the islands offer more nature and views, Pattaya more city life and easier access. For the overall picture of the city, see Pattaya condos for sale. Leave your details and a manager will send houses that fit your budget and plans.

Questions and answers

Why are townhouses not in this list?

In our catalogue a townhouse is a separate property type, and this page shows only villas and detached houses. Pattaya townhouses appear in the general city list and in the catalogue search. If you are deciding between the two, a manager can explain the differences using real projects.

What does "Land area" on the project page mean?

It is the land of the whole project, in rai, the Thai unit of land area. It does not tell you how much land comes with your house. A manager can confirm the plot size of a specific home, and what is included, with the developer.

How is buying a house different from buying a condo?

A foreigner can, under certain conditions, own a condominium unit in their own name. That is not the case for a house with land, because foreigners cannot hold land directly, and the legal structure varies from project to project. An independent lawyer should check the contract and land documents before you pay.

Are there villas right on the beach in Pattaya?

Very few, because there is hardly any land for houses along the beach. If walking to the sea matters most, you are usually looking at an apartment — see our Pattaya beachfront list. Or ask a manager to find a house as close to the shore as possible.
