Pattaya Condos for Sale: New Condominium Projects

This page lists only the Pattaya projects whose property kind in our database is a condominium. Villas, townhouses and detached houses are left out, even when they sit in the same neighbourhood. Nothing else is filtered: a beachfront tower appears next to a small building on a side street, and a project that has just opened for sale next to one that people have lived in for years. It is meant for buyers who already know they want an apartment rather than a house — for holidays, for letting or for spending the winter — and now need to compare buildings. If you are still deciding between a condo and a villa, the main Pattaya page is a better starting point. Starting prices, completion dates and foreign quota come from each project card; when a field has not been filled in, it is simply not shown, and our team confirms current details before every offer.

Why a condo is the usual route for foreign buyers

In a Thai condominium every unit is a separate title, while the lobby, lifts, pool and the land under the building are owned jointly by all the owners. A juristic person — the owners' legal body — runs these common areas, hires the management company, collects fees and sets the house rules. What matters most to a foreigner is that a condo unit can be registered in your own name, provided the building's foreign quota (the share of floor area that may be sold to foreigners) has not been used up. Land-based property does not work that way, which is why villas in Pattaya are bought under a different structure.

Reading a condo project card

Each project page pulls its details from the same fields. Here is what to look at first:

  • Foreign quota — shown as available, not available or not verified. Not verified does not mean no; it means the developer has not confirmed it yet, and our team checks. Individual units can also carry their own ownership type, foreign or Thai.
  • The unit table — size, starting price and availability for each unit type, plus floor plans when the developer has supplied them.
  • Common fee per square metre per month — when it is filled in, you can work out the yearly charge for the size you want yourself.
  • Building type, number of floors and total units — a quick sense of how large the building is and how many neighbours you will have.
  • Facilities — pool, gym, parking, co-working — as the developer describes them.
  • Investment figures, where present, are labelled as an agency estimate with a source and date. They are a guide, not a promise.

Three choices that narrow the list

Tower or low-rise

Pattaya's high-rises are concentrated along the beach roads: more units, more facilities and a better chance of a view over the bay, but also busier lifts and pools. Low-rise buildings are more common on the hills, in the back streets and on the eastern side of the city, and tend to feel more private. They have their own page: low-rise condos in Pattaya.

Off-plan or completed

Off-plan, you pay in stages under the developer's schedule and wait for the keys. In a finished building you can inspect the actual unit and pay most of the price when ownership is transferred. Both paths are covered separately: new developments in Pattaya and ready-to-move-in condos in Pattaya.

Beachfront or a few streets back

The site works out distance to the sea from map coordinates, and not every project has it yet. Buildings that are definitely close to the water are grouped under beachfront condos in Pattaya. By area, Jomtien has the widest choice of new condos, Pratumnak has smaller buildings close to the centre, and Huay Yai has few apartments, since most of what is built there is houses with land.

Settle these before you reserve

  • Quota at unit level: not just whether the building has foreign quota left, but whether the specific unit you want can be registered to a foreigner.
  • How the money arrives: to register a unit in your name, the funds need to come into Thailand from abroad in a foreign currency, and you keep the bank's confirmation of the transfer.
  • House rules: short-term letting, pets, changes to the layout. Have a lawyer review the structure of the deal before you sign.

Next step

Choose a stage and an area, then filter by budget and bedrooms in the project catalogue. Send the buildings you like to our team: we will ask the developer for a current price list, available units and the house rules, and tell you plainly what is still unknown. To compare with other cities, see all projects.

Questions and answers

Does "foreign quota: not verified" mean there is no quota?

No. It means the developer has not yet confirmed to us whether foreign quota is still available in the building. Before you reserve, our team checks both the building's quota and whether the specific unit is sold under foreign ownership.

What is a juristic person, and what does the common fee pay for?

The juristic person is the legal body of all unit owners. It usually hires a management company and uses the common fee — charged by unit size — for security, cleaning, pool and lift maintenance and building insurance. If the rate is on the project card you will see it there; otherwise we ask the developer.

Condo or villa for a long winter stay?

A condo is simpler: lock the door and leave, and the building looks after the pool and security. A villa gives you space, a garden and privacy, but needs more upkeep and is bought under a different structure. Compare with the Pattaya villas page, or tell us how you plan to live and we will suggest both.

Do Pattaya condos come furnished?

It depends on the developer and sometimes on the unit type. Some projects hand over units with furniture and appliances, others with only a kitchen and wardrobes. The project card does not always say, so ask our team exactly what is included in the price of the unit you choose.
