Two-Bedroom Condos for Sale in Pattaya

This page lists Pattaya projects that have at least one two-bedroom unit type in our database. The match is made on the project's unit table: if the developer has not sent us its unit types, or we have not entered them yet, the project will not appear here even if it sells two-bedroom units. Property type is not filtered, so a townhouse or villa project can sit alongside condos if it has a two-bedroom layout, and construction stage is open too. A unit type stays in the table after it sells out, so check the availability column; our team confirms which units are actually free before every offer. The page is for families with children, owners who winter in Pattaya and host visiting family, and anyone who needs a real study rather than a corner of the bedroom.

Who needs the second bedroom

  • Families on a holiday or a long summer stay — parents in one room, children in the other, and the living room stays a living room.
  • Retirees who spend the winter in Pattaya and want their children and grandchildren to visit without camp beds.
  • Couples who both work remotely and need a study with a door.
  • Friends or relatives buying a holiday home together — in which case the ownership structure needs a lawyer's eye before anything is signed.

If none of these is you, a one-bedroom condo in Pattaya may do: less space also means a lower common fee, which is charged by area.

Reading a two-bedroom layout

Once several people share an apartment, the plan matters more than the label. The unit table shows what the developer has supplied, where the field is filled in:

  • Bathrooms — some layouts have one per bedroom, others a single shared bathroom. For a family this is the first field to check.
  • Size — in some units the second bedroom is very small. Compare the size of several two-bedroom units in the same building.
  • Unit floor plan — whether each bedroom has a window, and whether the bedrooms sit on opposite sides of the living room, which gives parents and older children some privacy.
  • Floor from and floor to, and the view. Corner units sometimes face two ways, but the view is the developer's description, not a guarantee.
  • Furnishing — fitting out a larger apartment from abroad is a real job, so it helps to know what is included.
  • Ownership and availability — each unit can be sold under foreign or Thai quota, and not verified does not mean no.

Apartment or house

Because this page is built on bedroom count, houses can appear here too, and the two are very different purchases. In a condo the building looks after the pool and security, you can lock up and leave, and a foreigner can register the unit in their own name within the foreign quota. A house gives you a garden and privacy but needs upkeep, and is bought under a different structure because foreigners cannot hold Thai land directly. Houses have their own page, Pattaya villas and houses, and apartments only are on Pattaya condos.

Areas families look at

To walk to the beach with children, look at Jomtien and at Pattaya beachfront condos — distance to the sea is worked out from the map and is not filled in for every project. Pratumnak is quieter and close to the centre, Wongamat sits at the northern end of the city, and houses with gardens are mostly in Huay Yai. For what a building offers children, check the facilities list on the card, as stated by the developer.

Running costs and payment

A larger unit means a larger common fee, since it is charged by area; if the rate is on the card, work out the yearly figure before you reserve. Off-plan, compare the payment schedule with the down payment where it is shown; in a completed building, inspect the actual unit. Both routes are covered on new developments in Pattaya and ready condos in Pattaya.

Next step

Send our team a few options and tell us who will use the home and when — it makes it much easier to rule things out. We will ask the developer for plans and a current price list, check ownership and availability, and tell you plainly what is still unknown. For the wider picture, see Pattaya property for sale, or use every filter in the project catalogue.

Questions and answers

Why are there townhouses and villas on this page?

The page is built on the number of bedrooms in each project's unit types, not on property type. If a townhouse or villa project has a two-bedroom layout, it appears here. For apartments only, see Pattaya condos; for houses only, Pattaya villas.

Does every two-bedroom unit have two bathrooms?

No. Some layouts have a bathroom for each bedroom, others share one. The number of bathrooms is in the unit table when the developer has supplied it; if the field is empty, we will check and send you the plan.

Is a two-bedroom condo or a villa better for a family summer?

A condo is simpler: the building handles security, the pool and common areas, and you can leave whenever you like. A villa gives you a garden and a private pool, but needs looking after and is bought under a different structure. Tell us how your family plans to use it and we will put both options side by side.

Can I buy together with relatives?

There are ways to share ownership, but each has legal and tax consequences in Thailand and in your country of residence. Go through the structure with a lawyer and a tax adviser before you reserve.
