Ready Condos in Pattaya: Completed Buildings

This page lists Pattaya condominiums marked as completed in our database: the building is finished and people already live there. Projects at presale or under construction are not included, and neither are villas or townhouses, which have their own pages. It is meant for buyers who want to see the actual unit, the view from the balcony and how the building runs day to day, and who would rather move in or start letting without waiting for construction. A finished building does not always have units left with the developer, so availability is the first thing our team checks. The starting price and the unit table come from each project card when the developer has supplied them.

Why buy in a finished building

  • You judge the unit itself, not a render: the finishes, the view, street noise and the light at different times of day.
  • You see the building in use: whether the pool is clean, the lobby kept up, how many units are occupied and how responsive the management is.
  • No construction delay. Once ownership is transferred you can move in or hand the unit to a letting agent.
  • A shorter purchase than off-plan, without a long chain of stage payments.

What you give up

  • Most of the price is usually paid at once, on transfer. Some developers do offer instalments on completed stock; if there is a payment plan, it is on the card.
  • Less choice: the best floors and views may already be sold.
  • Foreign quota in a completed building may be partly or fully used, so it is checked unit by unit.
  • The building is no longer brand new, so ask what remains of the developer's warranty.

Viewing in person or by video

If flying in for a single viewing is not practical, we can walk you through the unit on a video call. Ask to see:

  • air conditioners, taps and water pressure switched on, not just looked at;
  • ceilings and walls near windows and the balcony, for any signs of leaks;
  • the real view, and what stands or is being built on neighbouring plots;
  • corridors, pool and gym — they say more about management than any brochure.

Paperwork to request from the building

  • House rules: short-term letting, pets, renovation.
  • The common fee rate and a statement that the unit has no outstanding fees; transfer does not go ahead without one.
  • The state of the sinking fund and recent owners' meeting minutes, where available.
  • Confirmation of the building's foreign quota position.

If the building cannot produce some of these papers, or is slow to answer, that tells you something too: it is how it will treat you as an owner. If the unit is sold furnished, ask for an inventory of everything that stays and attach it to the contract.

What the project card tells you

A completed project keeps its status and completion date on the card, so you can tell roughly how old the building is. The unit table shows which types are still for sale, and the common fee, when filled in, is the actual rate rather than a forecast. Even for finished buildings the cover image is sometimes still a developer render, so ask for current photos if the present condition matters to you.

Where to look

Jomtien has completed buildings of different ages both on the beach road and further back, while Pratumnak has mostly smaller ones. Finished units close to the water are also grouped under beachfront condos in Pattaya. If you can wait, compare with new developments in Pattaya; every condo in the city is on the Pattaya condos page.

From offer to keys

Reserve the unit, sign the contract, send the funds from abroad in a foreign currency and inspect the unit before transfer. At the Land Office you pay the balance and the unit is registered in your name. Who pays the transfer fees and taxes is set by the contract, which is worth having a lawyer check before you sign. For the full range, open the project catalogue.

Questions and answers

How long does it take to buy a completed condo?

Usually less time than off-plan, since there is nothing to wait for. The pace depends mostly on the transfer of funds from abroad and on the documents the building has to issue. Once we have checked the details with the developer, we can give you a timeline for the unit you choose.

Is a completed condo on this page a resale?

The page is built from projects in our catalogue, where units are sold by the developer or its agent. Whether you can also buy from a private owner in the same building is something we check separately. Either way the checks are the same: quota, outstanding fees and house rules.

Can I rent it out straight away?

Long-term letting is usually possible once the unit is in your name. Short-term letting depends on the house rules and on licensing, so check it before buying, ideally with a lawyer. In a finished building it is easier to see whether a letting operator is already active.

Is there a warranty on a unit in a finished building?

It depends on when the building was completed and on the contract. A fairly new building may still be under the developer's warranty for systems and defects; an older one will not be. Ask us for the warranty terms in writing and inspect the unit before transfer.
