Pratumnak Condos for Sale, Pattaya

Pratumnak is the headland that separates Pattaya Bay from Jomtien Beach, and probably the quietest part of the city you can live in without actually leaving it. The streets are leafy and lined with private houses behind walls, boutique hotels and fairly low-rise condominiums; at the top of the hill sit the Big Buddha temple and a viewpoint over the whole bay. The beaches are small coves tucked between rocks, so even in high season they never feel crowded. The area has long had a more upmarket reputation than its neighbours, and it draws a matching crowd: couples after peace and quiet, families with children, and remote workers who want somewhere pleasant to spend part of the year. Developments are mostly small and mid-sized condo buildings, many with sea views from the upper floors, plus a few larger resort-style projects further down the slope. Below are all the Pratumnak projects in our catalogue. Prices, availability and payment terms are confirmed with the developer by our team.

The character of the hill

Unlike Jomtien, Pratumnak has no single main road where everything happens. It spreads over the hill and its slopes, with quiet side roads, plenty of trees and little traffic. You can run in the morning without breathing exhaust, walk down to a small beach for a swim, have coffee by the sea and come home in the evening without hearing a bar's sound system. The flip side of the quiet is fewer services: there are cafés, convenience stores and laundries, but the choice is thinner than next door, and bigger shopping trips mean a ride into the centre or to Jomtien.

Both central Pattaya and Jomtien are a short drive in either direction, so malls, markets, hospitals and international schools are close at hand while home stays calm.

What people buy here

Most projects are mid-rise condominiums with a pool, a gym and landscaped gardens. Units on Pratumnak are often more generous than in city-centre buildings, and many buyers are specifically after a wide balcony facing the sea or the bay. Villas and private houses exist too, though fewer of them come as new developments. Recently a handful of larger resort-style projects have appeared, with more compact units that are easier to let.

When comparing hillside projects, check what renders don't show: how many units genuinely face the sea, and what could be built in front of them in a few years. Our team asks the developer for the site plan, the orientation of each unit and what is known about neighbouring plots.

Transport, seasons and rentals

You reach Pratumnak the same way as the rest of Pattaya: fly into Bangkok and continue by road. Songthaews pass over the hill less often than along the beach roads, so most residents rely on app taxis, a scooter or a car.

The sea in the Gulf of Thailand is calm for most of the year. Short-term rental demand peaks during the European winter; for the rest of the year it is mostly monthly tenants — remote workers and families looking for quiet. Tenants on Pratumnak will pay for a view and some calm, but there are fewer of them than in Jomtien. We only give rental income as an agency estimate, with its source and date.

Pratumnak versus its neighbours

  • Versus Jomtien — quieter and greener, but fewer services on foot and less choice.
  • Versus central Pattaya — away from the noise, still close to the malls.
  • Versus Huay Yai — an apartment by the sea rather than a house with land inland.

The long beach to the south is covered on the Jomtien page, houses with gardens on the Huay Yai page. For the whole city, see property in Pattaya.

Questions and answers

Why is Pratumnak considered upmarket?

Mainly because of its calm, its greenery and its location. Buildings are relatively low, there are many private homes and boutique hotels, and the beaches are small and uncrowded. At the same time both central Pattaya and Jomtien are close by. That mix appeals to buyers happy to trade nightlife for a quieter life by the sea.

Is there a beach on Pratumnak?

Yes, though not one long beach like Jomtien. Along the headland there are several small coves between the rocks, quiet and pleasant for a morning swim. For a wide beach with a promenade and water sports, Jomtien is a short ride away. Ask our team how far a specific project is from the nearest beach.

Is a Pratumnak condo a good rental?

It can be, but the audience is different. Tenants here want quiet and a view and will pay for them, but there are fewer of them than in Jomtien or the centre. Before buying, check that the building's rules allow short-term letting — something worth confirming with a lawyer as well.

Do I need a car to live on Pratumnak?

Not strictly, but it helps. Songthaews cross the hill less often than they run along the beach, so most residents use app taxis, a scooter or their own car. If you live at the bottom of the hill near the beach, getting around on foot is far easier than from the top.

How can I tell whether a sea view will last?

On Pratumnak that is exactly the right question. Our team asks the developer for the site plan, the orientation of each unit and information about empty plots nearby. Nobody can give a full guarantee, but choosing the right floor and side of the building noticeably lowers the risk of losing the view.
