One-Bedroom Condos for Sale in Pattaya

This page brings together Pattaya projects that have at least one one-bedroom unit type in our database — a separate bedroom with a door, plus a living area with a kitchen. The match is made on each project's unit table: if the developer has not sent us its unit types, or we have not entered them yet, the project will not appear here even if it sells one-bedroom units. Building type and construction stage are not filtered, and a penthouse or duplex can show up too when the developer lists it with one bedroom. A unit type stays in the table after it sells out, so check the availability column; our team confirms which units are actually free before every offer. The page suits couples spending the winter, remote workers who want a door between work and sleep, and buyers planning a long-term let.

What qualifies

We go by the bedroom count the developer gives for each unit type, not by its name. A “one-bedroom plus” with a study or small extra room is listed here if the developer does not count that room as a bedroom, and under two-bedroom condos in Pattaya if it does. Units where the bed is only screened off are usually recorded as studios — see studio condos in Pattaya.

Why one bedroom works for a long stay

For a couple spending months rather than weeks, a separate bedroom is the difference between a holiday flat and a home: one person can sleep while the other is up, and a video call in the living room does not wake anyone. You are not paying, in price or in common fees, for a second room that stands empty most of the year. For tenants it works the same way, which is why one-bedroom units are a natural fit for buyers planning a long-term let to people who live in the city, where the building allows it.

Layout checks on the project card

One bedroom describes a layout, not a size. The unit table shows what the developer has supplied, where the field is filled in:

  • Size — one-bedroom units vary a lot, even within one building. Compare inside the project first, then across projects.
  • Bathrooms — some layouts add a guest toilet or a second bathroom; it matters if you host.
  • Unit floor plan — whether the bedroom has a proper window, whether the kitchen is open to the living room, and which room opens onto the balcony.
  • Floor from and floor to, and the view as the developer describes it, with no promise it will stay unblocked.
  • Furnishing — handy for a winter stay; for a long-term home you may prefer to choose your own.
  • Down payment — where it is filled in, it shows what the first step costs; ask us for the full payment schedule.

Step down or step up

If you mostly travel alone and spend your days out, a studio in the same building may do the job for less. If children or grandchildren visit regularly, or you want a proper study, compare with a two-bedroom unit. Common fees are charged by area, so set the price difference and the running cost side by side before deciding whether the extra room earns its keep.

Where to look in Pattaya

Jomtien has one-bedroom units both in beachfront towers and in buildings behind the beach road. Pratumnak offers smaller, quieter buildings, and low-rise projects across the city are grouped under low-rise condos in Pattaya. Nong Prue has more urban projects further from the sea. Every condominium in the city is on Pattaya condos.

Letting it out

Long-term letting is legally simpler than nightly rentals, which Thai law treats separately and which not every building permits. Before reserving, check the house rules and whether the building has a management company that can handle tenants while you are away. Investment figures, where a project card shows them, are labelled as an agency estimate with a source and date. They are a guide, not a promise.

Next step

Shortlist a few units and send them to our team. We will ask the developer for a current price list and unit plan, check the ownership type of the specific unit, and tell you plainly what is still unknown. To move in sooner, see ready condos in Pattaya; if you can wait, new developments in Pattaya. For every filter, open the project catalogue.

Questions and answers

What is a “one-bedroom plus”?

A developer's name for a one-bedroom unit with a small extra room, such as a study or walk-in wardrobe. It appears here if the developer does not count that room as a bedroom. The unit floor plan shows whether the extra room has a window.

Do one-bedroom units have a second bathroom?

Some do. The number of bathrooms is in the unit table when the developer has supplied it; if the field is empty, we will check and send you the plan.

Why is there a penthouse on a one-bedroom page?

The page is built on bedroom count, not on unit type. If the developer lists a penthouse or duplex with one bedroom, it appears here alongside standard units.

Is a one-bedroom enough to live in year-round?

Plenty of couples do it, as long as the living room has space for a desk. Compare the size and plan of several units in the same building, and look at what the building adds: a co-working room, gym and pool give you space the apartment itself does not.
