New Developments in Nong Prue, Pattaya

Nong Prue is not a neighbourhood with its own beach or high street. It is the official name of a subdistrict, or tambon, that takes in a large part of Pattaya south and east of the centre. That is why the projects developers label with this address can be very different from one another: a condo a few streets from the sea on the Jomtien side, a low-rise complex in the middle of town, or a gated villa estate out east towards the Bangkok motorway and Mabprachan Lake. We keep the area name the developer gave, rather than guessing which better-known neighbourhood a project belongs to. The practical consequence is worth saying plainly: "Nong Prue" on an address tells you nothing about how far the beach is or how quiet the street will be. Only the map of a specific project does. Below are all the projects in our catalogue with this address. Our team confirms the distance to the sea, current prices, available units and the payment plan with the developer, and tells you when something is not known.

Reading a Nong Prue address

Thai addresses follow the administrative map: province, district, subdistrict. Pattaya is in Bang Lamung district of Chonburi province, and the Nong Prue subdistrict covers places that visitors know by quite different names — Jomtien, Pratumnak, South Pattaya and the residential streets east of Sukhumvit Road. Some developers market a project under the familiar name, others use the official address. So a condo with "Jomtien" in its name can appear in our catalogue under Nong Prue simply because that is the address the developer supplied.

Every project page links to a map and, where we have it, shows the straight-line distance to the sea. Check both before you look at the price.

Who these projects suit

  • People who want to live in a working town rather than on a resort strip — the in-town projects.
  • Buyers who want the sea nearby without paying for a front-row building — the condos on the western side, provided the beach really is close.
  • Families after a house with a garden and a quick run to the motorway — the villa estates in the east.

What it does not suit is buying on the strength of the name alone. Two projects with the same address can differ more than two neighbouring districts do.

Three kinds of location

Condos towards the sea

On the western side, towards Jomtien and the south of the city, the stock is condominiums: studios to two-bedroom units in buildings with a pool, a gym and security. Some are towers with views over the bay, others are low-rise complexes of several blocks around a garden. The beach is a walk or a short ride away, but you do not get a promenade under your balcony as you would in a front-row Jomtien building.

In-town buildings

Closer to the centre, projects sit among ordinary city streets — markets, supermarkets, schools, cafés and garages, with the sea and the nightlife a short ride off. These suit people who live in Pattaya full-time or for long stretches and care more about convenience than a view.

Villa estates in the east

Further east there is more land and far fewer towers. Here developers build gated estates with security, shared pools and clubhouses, some near the motorway and around Mabprachan Lake. In character this is closer to Huay Yai: a house and garden of your own, and a car you cannot do without.

Getting around

The nearer a project is to Sukhumvit Road and the motorway, the easier the run to Bangkok and the airport — and the further the beach. Songthaews work the main city roads but rarely go into the eastern estates, where residents drive or ride a scooter and call app taxis. On the western side and in town you can manage without your own transport. Before choosing, trace on the map the roads you would use every day, and if you can, visit in the evening to see whether the street is noisy, lit and walkable.

Renting out

Who rents your property depends on exactly where it is. Near the sea and the Jomtien side you will find more holidaymakers and winter visitors; in town, long-term tenants who work in Pattaya; in the eastern villas, families staying for months. Short-term letting is covered by separate legislation and by the rules of each building or estate, so check it with a lawyer before you buy. Any rental income figure from us is an agency estimate, with its source and date.

Where to look instead

If you want to be right on the long beach with its promenade, start with Jomtien, where you will find the projects developers listed under that name. For a house with a garden well away from the towers, see Huay Yai. For the city as a whole, read property in Pattaya, or search everything in the full catalogue.

Questions and answers

Where exactly is Nong Prue?

It is an official subdistrict of Bang Lamung district that covers much of Pattaya south and east of the city centre. There is no single "Nong Prue centre" to point to, so look at where the specific project sits on the map.

Why is a project called "Jomtien" listed under Nong Prue?

We assign each project to an area using the address the developer gives us. Some developers use the familiar neighbourhood name, others the official subdistrict. If being near the sea matters to you, check the distance to the sea on the project page and ask our team.

How far are Nong Prue projects from the beach?

It varies a great deal. From some you can walk to the sand; others are inland, near the motorway. The project page shows the straight-line distance where we have it, and our team will check the actual route.

Can I own the property in my own name?

It depends on the type of property. A foreigner can usually register a condominium unit in their own name if the legal conditions are met, while villas are typically bought on a long-term land lease. The details are set by the contract, which a lawyer should review before you sign.

Do I need a car?

On the western side and in town you can get by with taxis, songthaews and a scooter. In the villa estates to the east, a car or scooter of your own is close to essential.
