Wongamat Condos for Sale, Pattaya

Wongamat is the beach at the northern end of Pattaya, past the curve of the main bay and right next to the older neighbourhood of Naklua. Central Pattaya is all promenade, bars and crowds at every hour; Wongamat works differently. Residential towers and hotels stand along the sand with quiet lanes between them, and in the evening what you hear is the sea rather than a sound system. The beach is shorter and calmer than Jomtien's and there is no promenade as such, but the malls of North Pattaya and the road out towards Bangkok are close by. The stock is condominiums: towers on the front row with views over the bay, and smaller buildings a street or two back. Our catalogue here includes both long-established buildings and new projects, so the choice is not only about floor and view but also between a finished, lived-in building and one still under construction. Wongamat suits buyers who want to be right by the sea without being in the busiest part of town — for holidays, long winters or renting out. Below are all the Wongamat projects in our catalogue; prices, availability and payment terms are confirmed with the developer by our team.

What you can buy

Almost everything here is condominium stock. The front-row towers offer what people come to Wongamat for: an open view of the bay and the beach a few steps away. Smaller buildings further back are quieter and simpler, looking over the town or a garden rather than the sea.

Finished building or off-plan

A feature of Wongamat in our catalogue is the number of buildings that are already complete, some of them well established. In a finished building you can see the unit, the view and the neighbours for yourself and move in without waiting. What you need to check is different: the condition of the building, lifts and pool, how much is in the sinking fund, how well the juristic person manages the building, and whether any foreign quota is left. Off-plan, the questions change to what the developer has delivered before, how the payment schedule works and what might be built on neighbouring plots. Our team requests the documents from the developer or the building management, and says plainly when something is not known.

Life on the beach

The area runs along the sand and the lanes that lead down to it from Naklua's main road. Condo towers and resort hotels take up the front row, so you often reach the water through a building's grounds or along a narrow path between two properties. There is sand, there are loungers and beach cafés, but the mood is far calmer than on the central promenade. Mornings belong to runners and residents, afternoons to hotel guests.

At the northern edge stands the Sanctuary of Truth, a huge carved wooden temple and one of the city's best-known landmarks. Day-to-day shopping means convenience stores and cafés on the nearby lanes; for bigger trips residents head to the malls of North Pattaya. Markets, street food and seafood restaurants are next door in Naklua.

Getting around

Being on the north side of the city, Wongamat is reached from Bangkok without crossing the traffic of the centre, and the intercity bus station and the big malls are a short ride away. Songthaews run along the main roads of North Pattaya; for buildings at the far end of the beach an app taxi or a scooter is easier. Jomtien and Pratumnak, on the other hand, are right across town — worth bearing in mind if you will work or have children at school down there.

Wongamat, Jomtien or Pratumnak?

  • Versus Jomtien — a shorter, calmer beach, less street life and a quicker road to Bangkok. Jomtien has the long promenade and a much wider choice of new developments.
  • Versus Pratumnak — both are quieter than the centre, but instead of a green hill with coves you get a straight beach and towers by the water.
  • Versus Naklua — Naklua is older and more Thai, with a market and local residential streets. It has no area page of its own yet; its projects are listed on the Pattaya page.

The long beach in the south of the city is on the Jomtien page, and the green hill between the centre and Jomtien on the Pratumnak page.

Rentals

As everywhere in Pattaya, short-term demand peaks during the European winter. A front-row unit with a sea view is what tenants look for first, but there is no shortage of such units in the area, so the condition of the apartment and the building's service make a real difference. Whether nightly letting is allowed depends on the law and on the building's own rules — check with a lawyer before you buy. Any rental income figure from us is an agency estimate, with its source and date.

Questions and answers

Where is Wongamat?

In the north of Pattaya, beyond the main bay and next to Naklua. It is a beach lined with residential towers and hotels — quieter than the centre but close to the malls of North Pattaya.

How is Wongamat different from Jomtien?

Jomtien is a long beach with a promenade, plenty of restaurants and a wide choice of new developments. Wongamat is smaller and calmer, with towers right on the water and a shorter run to the Bangkok road. If you want street life on your doorstep, Jomtien fits better; for a quiet beach, Wongamat.

Is an older building a sensible buy?

It can be: you see the unit and the view for real and can move in straight away. Before buying, check the condition of the building and lifts, the sinking fund, how the building is managed and whether foreign quota is available. Our team will request the documents and go through them with you.

Can I own a Wongamat condo in my own name?

Usually yes, provided the building still has foreign quota and the purchase money comes from abroad in foreign currency. A lawyer should check the conditions in the specific building and the contract before you sign.

Can I live in Wongamat without a car?

Yes. Most residents manage with app taxis, songthaews and a scooter. If you need to travel to the south of the city every day, a car will make life much easier.
