Koh Samui Villas for Sale

Every home on this page is a Koh Samui project we have classed as a villa or a detached house. The island's small beachside condominiums are left out; look for them on the general Koh Samui page. The class applies to a whole project, so one estate can mix homes of different sizes and layouts. This page is for buyers who have already decided they want a house with a pool on Samui and now need to work out which one: on a hillside with a view or near the beach, for their own use or to let, finished or still being built. Where we hold a starting price, a construction stage or a planned handover, you will see it on the project page, and a manager checks today's price and availability with the developer. A call with us before you fly can save you a lot of driving around the island.

Own use or rental?

A family on holiday on Samui usually rents a whole villa, and for them every bedroom having its own bathroom matters. So compare the number of bedrooms with the number of bathrooms in the unit table. Furnishing matters too: a villa handed over unfurnished needs time and money before its first guests arrive. Nightly letting in Thailand is governed by separate legislation, so a lawyer should confirm what a particular estate allows. Any income figure from us is an agency estimate, with a source and a date.

View, beach or seclusion

On Samui you rarely get everything in one villa, so decide what comes first. A hillside villa gives you the view, with a pool that seems to spill into the bay, but a steep access road and a drive to the beach. A villa on flat land in an estate near the sea lets you walk to the sand, with a more limited view and closer neighbours. A house inland among the coconut palms gives you quiet and space, but it is the furthest from the sea and services, and a car is essential.

For the areas themselves — Chaweng, Lamai, Bophut and Maenam — see our Koh Samui property page. This one is about choosing the house.

Finished or off-plan

A finished villa lets you see exactly what you are buying: the view from the terrace, the road after rain, the neighbours. In a project under construction you choose the plot and layout and pay in stages under the payment plan, but you only see the result at handover — so ask a manager to show you the developer's earlier projects on the island.

How much house do you need?

A large villa looks tempting in photos, but every extra bedroom is another air-conditioner to service and another room to clean. Think about who will really live there: just your household, or visiting parents and friends as well. A single-storey villa suits older relatives and small children better, while hillside villas are often built on several levels with plenty of stairs. Pool and garden size affect monthly costs too. If you are torn between two layouts in the same project, ask a manager to compare them on running costs as well as price.

What to check on the project page

  • The unit table — size, bedrooms, bathrooms and "Furnishing".
  • "View", where the developer has provided it.
  • "To the sea" — calculated for some projects only; a hillside villa is usually further from the shore than homes by the beach.
  • "Land area" (in rai) covers the whole estate; ask separately how much land comes with a particular villa.
  • Construction status, completion date and payment plan.

What to check when you visit

  • Drive the road to the villa after rain and after dark, not just on a sunny morning.
  • Test the mobile signal and internet inside the house if you plan to work remotely.
  • Turn on a tap and the shower to check the water pressure.
  • Ask what will be built on the neighbouring plots, and listen to what the house sounds like in the evening.

Ownership, in general terms

A foreigner cannot buy Thai land in their own name, so the rights that come with a villa are structured project by project and written into its contract. On the island there is also the question of which land document the plot carries — covered on the general Koh Samui page. Have an independent lawyer read the contract and the papers before your first payment.

Compare

Phuket has a wider choice of villas and a busier island life — see Phuket villas. In Pattaya, houses are closer to a city and its services — see Pattaya villas and houses. Leave your details and a manager will put together a list of villas you can see in a single trip.

Questions and answers

Why are there no condos in this list?

This page shows only projects listed as a villa or a house. Samui's small condominiums are on the general island page and in the catalogue search. A condo is also a simpler way into the market, and a manager can explain the differences.

What makes a villa easy to rent out?

Above all, a bathroom for every bedroom, full furnishing, a pool, an easy access road and a management company to handle bookings and cleaning. Check with a lawyer in advance what the estate allows for nightly rentals. Any income figure is an estimate, not a promise.

Finished villa or off-plan — which is better?

A finished villa lets you see the view, the road and the neighbours before you pay. An off-plan one lets you choose the plot and layout and pay in stages, but asks you to trust the developer. Ask to see their earlier projects on the island.

Can I choose a villa without flying out?

You can start remotely: a manager will send plans, photos and videos and answer your questions. Before committing to a villa, though, it is worth visiting at least once — the road, the view and the noise are things you only really judge on site.
