Ready Condos for Sale in Phuket

This page shows only Phuket projects that our database marks as condominiums with the status completed — buildings the developer has finished and handed over. Villas, houses and projects still under construction are not included. A completed building appearing here does not mean it still has units for sale: whether the developer is still selling, and which units, is something a manager checks with the developer. The page is for buyers who want to see exactly what they are getting — the view from the balcony, the noise from the road, the neighbours, how well the building is run — and for those who want to live in or let the unit without waiting for a build to finish. A manager confirms price and availability before you decide.

What "ready" means on this page

The filter is the project's status: the developer has completed the building. Inside it, some units may still be developer stock and others may already belong to private owners who are reselling. The seller changes the paperwork and sometimes the price, so ask a manager who exactly is selling the unit you like before you reserve.

Why buy finished

Off-plan, you buy a render. In a completed building you see reality: where the sun comes in, what the window actually looks out on, how loud the evenings are and how the pool and lobby look after real use. There is no risk of a late handover, and you can use the apartment as soon as it is registered. The trade-off is a narrower choice — only the unsold units remain — and a shorter payment period than when buying off-plan.

An inspection checklist for a tropical building

  • Damp and mould — corners, wardrobes, bathroom ceilings. In Phuket this comes first.
  • Balcony and window waterproofing — especially in units facing the open sea.
  • Air-conditioning and water heaters — their age and who services them.
  • Drainage around the building — if you can, visit after heavy rain.
  • Common areas — pool, lift, parking, gym: well kept or neglected.

The legal side — that the building is registered as a condominium and the unit has its own title — is for your lawyer to confirm.

The juristic person and the sinking fund

A completed building already has its owners' juristic person running it. Ask for its accounts and the minutes of the last general meeting, find out how much is in the sinking fund and what major works are planned. The common fee per square metre is on the project page when it has been filled in, but in an existing building it matters just as much whether the fee has gone up recently and whether some owners are in arrears.

Foreign quota in a building that has already sold

In a completed building many units already have owners, so the foreign quota may be close to full. The quota line on the project page appears only after we have verified it, and even then a manager re-checks it for the specific unit. If the quota is used up, the unit cannot be registered to a foreigner in the same way, and alternatives should be discussed only with a lawyer.

Viewing from abroad

Start with the video and virtual tour if the project page has them, then ask a manager for a live video call from inside the unit — balcony, kitchen and view included. Before you pay, it is better for someone acting for you, or an independent inspector with a written report, to see the apartment in person.

Areas and related pages

Completed buildings in the centre of the island, in Phuket Town and Kathu, suit letting to people who live in Phuket. In Kata, Rawai and Bang Tao the unit is closer to the beach and to holidaymakers. All Phuket condos at every stage are in Phuket condos, and if you are willing to wait, see Phuket new developments. For finished units in another city, try ready condos in Pattaya.

Questions and answers

Can I let the condo straight after buying?

Once it is registered, yes, within the building's regulations and Thai rules. Nightly rentals are regulated separately, so check with a lawyer before buying what is allowed in that building. If the building has a developer rental programme, a manager can explain the terms.

Which documents should I see before paying?

The sale contract, the unit's title deed, the building regulations and the juristic person's accounts. A lawyer checks the legal side; an independent inspector checks the condition of the unit.

How is paying for a ready condo different from off-plan?

Instead of instalments spread over construction, you usually pay the balance over a short period ending with the transfer at the Land Office. Have the funds ready in advance, and transfer them from an overseas account in foreign currency, keeping the bank confirmation, so the unit can be registered in your name.

Why are there no ready villas here?

This page filters condominiums only. Villas and houses at every stage are on the Phuket villas page, and in the catalogue you can combine the villa type with the completed status.
