Best Areas to Buy a Condo in Pattaya, and Who Each One Suits

In short
There is no single best area to buy a condo in Pattaya, only the best area for how you will use it. Jomtien suits everyday life by the beach, Pratumnak suits quiet, Wongamat and Naklua suit a calmer seafront in the north, and Central Pattaya suits short-stay rental. Within any area, the street and the building matter as much as the district.
Ask around for the best area to buy a condo in Pattaya and you will get a different answer from every person, usually the area they know or sell most. The honest answer depends on three things: whether you will live in the condo, use it for holidays or rent it out; whether you will have a car or scooter; and how much noise you are happy to live with. This article goes through the five areas buyers ask us about most, who each one suits, and what you give up by choosing it.
We deliberately leave out prices and rental figures by area. They vary far more by building and street than by district, and an average would mislead you. Current prices and availability come from our catalog or from a manager, and any rental income figure we quote is an agency estimate with its source and date. Our guide to rental yield and agency estimates explains why.
Start with how you will use the condo
Most buyers fall into one of three groups, and each group reads the map differently:
- Living: you stay for months at a time or all year, so daily routine matters most: a supermarket, a café, a clinic, somewhere to walk in the evening.
- Holidays: you come for a few weeks a year, often with family, and want the beach and restaurants without needing a car.
- Rental: the condo earns while you are away, so the real question is who your tenant is: a tourist for a week, or someone staying for a season.
Plenty of people are a mix: holidays now, rental the rest of the year, maybe retirement later. That is fine, but decide which use comes first, because that is what breaks the tie when two areas look equally good.
Jomtien: the all-rounder
Jomtien is the long beach south of Pratumnak Hill, and much of the city's newer condo building has happened here. It works for all three uses: a beach road you can walk along, markets and cafés for everyday life, and steady holiday demand for anyone who wants to rent out.
Trade-offs. The beach road carries traffic, so a sea view often comes with noise; check which side of the building a unit faces and how high it is. Wide choice also means more competition when you rent out. And Na Jomtien, further south, is a separate area that listings do not always distinguish, so ask to see the exact location on a map.
Best for: winter stays and full-time living, family holidays, and rentals aimed at both short and longer stays where the building allows them.
Pratumnak: quiet between two beaches
Pratumnak sits on the hill between Pattaya Bay and Jomtien. It is greener and calmer than either neighbour, yet a short ride from both. People who choose it usually want to come home to a quiet street in the evening.
Trade-offs. There are fewer shops and restaurants on the doorstep, so daily errands often mean a ride rather than a walk. The beaches are small coves rather than a long promenade, and there are fewer new projects to choose from than in Jomtien.
Best for: couples and retirees who stay for months, and longer-stay rentals to tenants who value peace. Less ideal if you want everything within walking distance.
Wongamat: a calmer seafront in the north
Wongamat is a beach at the northern end of the city, lined with residential towers, some of them right on the sand. The beach is quieter than in the centre, and the malls and nightlife are a short drive away.
Trade-offs. Much of what is on offer here is in completed buildings rather than new construction, so you are often choosing between existing condos, which means judging the condition of the unit and how well the building is run. Access to the beach can depend on the building. Away from the seafront, everyday services on foot are thinner than in Jomtien.
Best for: buyers who want a sea view and a finished unit they can inspect today, holiday use, and rentals to guests who prefer a quieter beach. If you are weighing a finished condo against one still under construction, read off-plan or ready-built: how to choose.
Naklua: local and low-key
Naklua is the older neighbourhood next to Wongamat, with a local market, seafood restaurants and streets where many Thai families live. It feels noticeably less touristy than the centre. We do not have a separate page for Naklua yet; projects there appear on our Pattaya condos page.
Trade-offs. Fewer amenities aimed at foreigners, and the experience depends heavily on the particular street. Best for: people who want a more local Pattaya and are happy to get around by car or scooter.
Central Pattaya: everything close, including the noise
The centre is what most visitors remember: the bay, the beach road, malls, markets and nightlife. Everything is within walking distance, and short-stay tourists look for exactly that, which makes the centre interesting if rental comes first.
Trade-offs. It is the busiest and loudest part of the city, the town beach gets crowded, and the atmosphere of some streets will not suit everyone, families included. The difference between a building on a side street and one above a nightlife strip is enormous, so here you choose a street, not an area. Short-term letting also depends on the law and on the building's rules; not every condo allows it, and that is something to check with a lawyer before you sign.
Best for: rental-first buyers and people who want city life on foot. Less suited to family living or anyone who sleeps lightly. Central projects are listed on the Pattaya condos for sale page.
Trade-offs that apply in every area
- Front line or a few minutes from the beach: front-line buildings get the view and the rental appeal, while streets behind them are often quieter and give more choice.
- Off-plan or ready-built: a new project lets you buy early and pick a unit; a finished building lets you see exactly what you get. The risks are different in each case.
- Rental rules: short-term letting is regulated and depends on the building, while long-term letting is usually simpler. Check before you buy, not after.
- Ownership: foreigners can usually own a condo unit in their own name within the building's foreign quota, provided the money comes from abroad. Confirm your own case with a lawyer.
- Season: Pattaya is busiest in the cooler, drier months. Visit in the season you plan to use the condo, not only during a quiet week.

How to decide, and how we can help
A practical way to choose: shortlist two areas that fit your main use, then compare specific buildings in them rather than areas in the abstract. Walk the route to the beach, stand on the balcony in the evening, ask who the current tenants are. Our Pattaya areas guide lists what to check on the ground and what to ask if you are researching from abroad.
Tell a ROMA ThaiProperty manager how you plan to use the condo, and they will put together a short list across these areas from our project catalog, with current prices and availability, and check with the developer what the brochure leaves out. You can read more about us before you get in touch.
Write to us on WhatsApp or leave a request, and a manager will get back to you.
Questions and answers
What is the best area in Pattaya to buy a condo?
It depends on how you will use it. Jomtien is the most balanced choice for living and holidays, Pratumnak suits those who want quiet, Wongamat and Naklua suit a calmer beach in the north, and Central Pattaya suits short-stay rental. Within each area, compare specific streets and buildings.
Which part of Pattaya is best for rental?
Start with your tenant. Short-stay tourists look for the centre, Jomtien and front-line buildings in the north; longer-stay tenants often prefer quieter streets such as Pratumnak. Short-term letting depends on the law and the building's rules, and any income figure should be treated as an agency estimate with a source and date.
Is Jomtien or Pratumnak better for living?
Jomtien gives you more on foot: the beach road, markets and cafés, at the cost of more traffic and noise. Pratumnak is greener and calmer but has fewer services nearby, so daily errands often need a ride.
Is Naklua the same as Wongamat?
No. They are neighbours in the north of the city. Wongamat is the beach lined with residential towers, while Naklua is the older, more local neighbourhood next to it, with a market and seafood restaurants.
Can a foreigner buy a condo in Pattaya in their own name?
Usually yes, within the building's foreign quota and with money transferred from abroad. The details are in our foreign ownership guide, and your specific case should be checked with a lawyer.
