Pattaya Areas: Where to Buy a Condo or House
Up to date as of
In short
There is no single best area in Pattaya, only the right one for your goal. Jomtien suits beach life with everyday services, Pratumnak quiet close to the centre, Naklua and Wongamat a calmer northern beach, central Pattaya walkability with the noise, and East Pattaya a house with a garden and a car.
Ask a handful of owners which part of Pattaya is best and you will hear several confident, contradictory answers — each one true for the person giving it. The retiree who walks to the market every morning, the investor letting a studio to holidaymakers and the family that moved for a school all chose different neighbourhoods, and all of them chose well. This guide does not repeat our area pages, which describe each place and list its projects. It does something else: it puts the areas side by side, matches them to goals and tells you what to check in person before you commit.
One caveat first. What follows is our agency's view of each area's character, not investment advice. We deliberately leave out prices by area, distances and travel times: they vary from one building and one street to the next, and an average would mislead more than it helps. A manager confirms the current price and availability of any unit, and any rental income figure we give you is labelled as an agency estimate, with its source and date.
The short answer, by goal
- Holiday home you use a few times a year: Jomtien or the quieter northern beach at Wongamat.
- Short-term rental to tourists: central Pattaya, Jomtien or a beachfront tower in Wongamat — in a building whose rules allow it.
- Spending the whole winter: Jomtien for everything on foot, Pratumnak for calm with a view.
- Moving with children: East Pattaya or an inland area such as Huay Yai, chosen around the school.
If you are still deciding between a condo, a townhouse and a villa, that choice narrows the map further; our guide on condo, villa or townhouse covers it.
How the city is laid out
Think of Pattaya as a set of strips. Along the bay runs the coast: Naklua and Wongamat in the north, the city centre and its beach road in the middle, then Pratumnak hill, which separates Pattaya Bay from the long beach of Jomtien. East of Sukhumvit Road, the main highway running parallel to the coast, East Pattaya begins — residential streets, housing estates and open land, further from the sea. Within each strip, the gap between a beachfront building and a street a few blocks back can be bigger than the gap between neighbouring areas.
Area by area: strengths and trade-offs
Naklua and Wongamat
The north of the city. Naklua is an older neighbourhood with a local market, seafood restaurants and plenty of Thai residents — less touristy than the centre. Wongamat is a calmer beach lined with residential towers, some of them right on the sand. Buyers come here for a quieter beach while staying a short ride from the malls. The trade-off: on some streets there are fewer cafés and shops within walking distance than in Jomtien, so the experience depends heavily on the exact building. There is no separate area page for the north yet; catalogue projects there are listed on the Pattaya page.
Central Pattaya
This is the Pattaya most visitors remember: the beach road, shopping malls, markets, restaurants and streets that stay busy until morning. Everything is walkable and the flow of short-stay tourists never stops. On the other side of the ledger are noise, density and an atmosphere that, on certain streets, will not suit every family. In the centre the street matters more than the district — a building on a quiet soi and one above a bar strip are two different purchases.
Pratumnak
The green hill between the centre and Jomtien. Compared with its neighbours it is quieter, lower-rise and less crowded, but it also has fewer services on the doorstep, a smaller choice of new projects and small beaches that may involve a walk uphill on the way back. The full picture is on the Pratumnak area page.
Jomtien
The most residential stretch of coast and the widest choice of new condominiums in the city. Its strength is the mix of beach and everyday life; its weakness is density, since a new building can rise in front of yours. Na Jomtien, further south, is a separate area that listings sometimes blur together with Jomtien, so ask the manager to show you the exact location on a map. More on the Jomtien area page.
East Pattaya
Across Sukhumvit Road the city changes character: instead of beach towers you find residential neighbourhoods, gated estates with houses and gardens, schools and greenery. More of the people here live in Pattaya long term, and fewer are tourists on a week's holiday. Life without a car is hard, and the sea is a destination rather than the view from your balcony. Most villas with pools are sold in inland areas; one of them has its own page, Huay Yai.
Mistakes we would steer you away from
- Choosing an area from memories of an old holiday: what worked for a week in a hotel may not work for months in an apartment.
- Trusting "one minute to the beach" without walking it.
- Buying in the centre for nightly lets, then discovering the building rules do not allow them.
- Buying a villa in the east without deciding who will look after the pool and garden while you are away.
- Comparing projects in different areas on price alone, without asking what the price buys: quiet, a view, services or a particular tenant market.
Matching an area to what you need
If you plan to rent it out
Start with the tenant, not the map. A tourist staying a week wants the beach and restaurants nearby. A tenant staying several months — a couple escaping winter, a remote worker — will accept a street set back from the beach or a hillside address if the building is quiet and the pool is good. A family living in the city long term rents a house in the east. Short-term letting depends on building rules and licensing, so check it before you buy, not after. How we present expected income is explained in our rental yield guide, and who looks after the unit while you are away in the guide on rental management.
If you plan to live there
Whether for a season or for good, everyday routine matters more than the view: a market, a pharmacy, a clinic, somewhere to walk in the evening. Jomtien is the easiest place to build that routine without a car; Pratumnak trades some convenience for calm. Winter is the busiest time, so look at an area in season rather than judging it on a quiet summer visit. Owning a home does not by itself give you the right to stay — see our guide to visas for owners.
If you are moving as a family
Families relocating usually choose a school first and a home second. International schools are spread across the city, including inland, which is why many families settle in a house in the east and drive to the beach at weekends. Couples with a small child sometimes prefer a large condo in Jomtien or on Pratumnak instead, close to the beach and with no garden to maintain.
Whichever area you pick, remember that a condo and a house are different legal structures for a foreign buyer: a condo unit can usually be registered in your name within the building's foreign quota, while a house is typically bought with a long-term lease of the land. Our guide to foreign ownership explains the difference.
What to check on the ground
Even in the right area, the street and the building decide how it feels to live there. These are the things renders and photos do not show:
- Noise: visit in the evening and at night, not only at midday. A corner bar, a busy road, a building site next door or a temple with early ceremonies changes everything.
- The walk to the beach: do it yourself. Is there a pavement, a major road to cross, a hill to climb?
- Distance to the sea on the project page: when the field is filled in, it is calculated from coordinates in a straight line, so the actual walk can be longer.
- What might be built opposite: an empty plot can become a tower. Ask the manager to find out from the developer what is planned next door.
- Season: a street that is quiet in summer can be packed in winter, and the reverse. Ask neighbours and the building's management whether water collects after heavy rain.
- Transport: whether songthaews — the shared pickup trucks running fixed routes — pass nearby, or whether you will need a scooter for everything.
- Daily errands: supermarket, laundry, pharmacy, clinic — what is walkable and what needs a ride.
The wider sequence, from choosing an area to registration, is set out in how to buy property in Thailand; checking the developer and the paperwork is covered in our developer due diligence guide.
Researching from abroad
Not everyone can fly out for an area tour. Some of the homework can be done remotely. Where the fields are filled in, each project page on our site shows construction status and the planned completion quarter, distance to the sea, the monthly common fee per square metre and the payment plan. A manager can walk you through the area and the building on a video call, film the route to the beach and ask the developer about neighbouring plots. Which steps of the purchase itself can be done without travelling is the subject of our guide to buying remotely.
Still, if you can manage one trip before signing, it is probably the most useful money you will spend on the whole search.
How ROMA ThaiProperty helps
We start with your answers, not with a list of projects: who will live there, for how long and on what budget. The manager then suggests two or three areas, sends matching projects from the catalogue and is upfront about the downsides of each. Prices and availability are confirmed with the developer. Browse everything in the project catalogue or get the city overview on the Pattaya page. Torn between two areas? Write to us and we will go through them with you.
Questions and answers
What is the best area to buy a condo in Pattaya?
There is no single answer. For beach life and long winters, buyers usually look at Jomtien; for quiet near the centre, Pratumnak; for a calmer beach and towers by the water, Naklua and Wongamat; for a house with a garden, East Pattaya. It depends on your goal, how long you will stay and whether you will drive.
Is central Pattaya a good place to buy?
It is worth a look if you want everything on foot or are targeting short-stay tourists. It is also the noisiest and most crowded part of the city, so check the specific street in the evening and confirm in advance that the building allows short-term rentals.
Which area suits monthly rather than nightly rentals?
Monthly tenants — winter couples, remote workers — tend to look for quiet, a good pool and shops nearby, so Pratumnak and the streets behind Jomtien beach come into play. Any expected income we give you is an agency estimate, with source and date.
Do I need a car in East Pattaya?
Almost always. The inland areas are built around housing estates and the beach, malls and many schools are a drive away. If you do not plan to drive, the coastal areas will suit you better.
What is the difference between Naklua and Wongamat?
They are neighbouring areas in the north of the city. Naklua is an older district with a local market and many Thai residents; Wongamat is a calmer beach with residential towers, some on the beachfront. They do not have their own page yet — their projects are on the Pattaya page.
Can I choose an area without visiting Thailand?
Partly. Where the fields are filled in, the project page shows construction status, planned completion, distance to the sea and the common fee. A manager can show you the building and street on a video call and ask the developer about neighbouring plots. One visit before signing still clears up a lot.
When is the best time to visit and compare areas?
Ideally twice: in winter, when the city is full, and in the rainy season, when it is quieter. That way you see both the crowds and how the street looks after a downpour. If you can only come once, come in the season when you will use the home.
Why are there no prices by area in this guide?
Price depends more on the project, the floor and the distance to the sea than on the area name, so an average would mislead. Area pages and the catalogue show a starting price for each project where we have it, and a manager confirms the current price.
