Karon Condos and Villas for Sale, Phuket

Karon is the beach for people who like room to spread out. The sand runs the full length of the bay, wide enough that finding a quiet patch is easy even in high season, and it squeaks underfoot as you walk. Karon lies in the south-west of Phuket, with Patong over the hill to the north and smaller Kata just past the headland to the south. It feels more like a resort town than a village: behind the beach is a strip of hotels, restaurants, shops and massage places, and there is somewhere to go in the evening without the crush and noise of Patong. New projects are going up near the main road and on the slopes behind it, some with sea views, while pool villas climb the slopes further back. Some buildings are already finished; others are under construction. Karon suits families who want a big beach with services close by, investors buying to let to holidaymakers, and anyone wintering on the island who wants life after sunset. Below are the projects our catalogue tags as Karon. Before anything is offered, a manager rechecks the price, which units remain and the instalment plan with the developer.

Who Karon suits

  • Families who want a wide beach, lifeguards in season and restaurants within walking distance.
  • Buy-to-let investors aiming at the holiday market, where Karon's hotel strip brings a steady flow of visitors in season.
  • Winter residents who prefer a lively street in the evening to a silent village.
  • Buyers who want to see a completed building before committing, since Karon has finished projects alongside new ones.

Getting around

A short hill road leads north to Patong, the coast road leads south to Kata, and the drive to Phuket Town and its private hospitals cuts across the centre of the island. The airport is at the far northern end, so the transfer from Karon is one of the longer ones on the island, especially at rush hour. Ride-hailing works, and scooters and cars are easy to rent.

Behind the beach

Between the sand and the road there is a strip of grass and trees, so the street never looms over the sea. Across the road is Karon's main drag: hotels, Thai and Western restaurants, coffee shops, souvenir stores, convenience shops and pharmacies. Near the local temple an evening market sells street food. There are bars, but on a small-town scale; clubbers head to Patong, and those who want quiet find it on the side streets and up the hills.

A little further inland, past the hotels, are streets where locals live, with small shops and simple eateries. Big supermarkets, malls and private hospitals mean a drive to Patong or Phuket Town.

Swimming and the monsoon

From the end of the rains through the dry season, Karon's water is clear and calm. When the monsoon comes, swell rolls in along the whole west coast, and Karon is known for strong rip currents at that time of year. A red flag here is not a formality: stay out of the water, however inviting it looks. Lifeguards do not cover the whole length of the beach, so swim near their towers.

Buying in Karon

The choice runs from condos near the sand and Karon's main road, where you can live without a car, through sea-view apartments on the slopes, to pool villas on the hills for long winters or larger families. A foreign buyer can own a condo unit outright provided the building has foreign quota left and the funds come into Thailand from abroad in foreign currency; hold on to the receiving bank's transfer certificate. Villas with land are typically sold to foreigners as a long-term leasehold on the plot. Have a lawyer read the contract and the title documents before you sign.

The rental picture

Karon is hotel country, which means short-stay guests: European, Russian and Scandinavian families and couples in the northern winter, and visitors who want a big beach without the prices of the most exclusive northern bays. Owners compete for those guests, so a sea view, a short walk to the sand and capable management make a real difference. Demand dips in the rainy months. Thailand regulates nightly letting under its own law, and a lawyer should establish what a given building allows. If a manager mentions expected income, it comes as an agency estimate with a named source and date.

Karon or next door

Just past the southern headland, Kata is smaller and rounder, with a family feel and surfing in the wave season; Karon is bigger and has more hotels and evening life. Over the northern hill is Patong, which officially belongs to Kathu district; our Kathu page covers the calm central valley instead, suited to buyers who trade beach access for peace and a central base.

Questions and answers

Karon or Kata: how do they differ?

They are next-door neighbours, separated only by a small headland. Kata is a smaller, rounder bay with a family atmosphere and surf schools. Karon is longer and wider, with more hotels and a busier main street at night. From the southern end of Karon you can walk to Kata.

Can you swim in Karon all year?

No. Through the dry months the sea is gentle; once the monsoon sets in, Karon gets strong rip currents, and on red-flag days you must stay out of the water. In those months the project pool is where you swim.

Does a Karon condo rent well?

There is solid tourist demand in season, but plenty of supply too. Units with a view or close to the beach, run by a good management company, stand out. Treat any income forecast as an estimate, and get a lawyer to confirm what the building permits for nightly stays before you commit.

How far are the hillside projects from the beach?

It varies. From some, the beach is visible from the terrace, but the way down is a steep road you will not want to walk in the midday heat. Ask a manager to check the actual route to the sand rather than the straight-line distance.

Can I see a finished building in Karon before buying?

Yes. Our Karon listings include completed buildings as well as projects under construction. Visiting a finished building by the same developer is the best way to judge build quality and upkeep. A manager can arrange a viewing or a video call from the site.
