Questions and answers
Can foreigners buy property in Thailand?
Yes. A foreigner can own a condominium unit freehold and register it in their own name at the Land Office, as long as the building's foreign quota is not used up and the purchase money is brought into Thailand in foreign currency. Foreigners cannot own land directly, so villas and houses are usually bought on a long-term lease. Have a lawyer check the legal structure of each purchase before you sign.
What is the 49% foreign quota?
Under Thailand's Condominium Act, foreigners together may own up to 49% of the total unit area in a building; the rest is reserved for Thai owners. Once a building's quota is full, a foreign buyer can usually get a remaining unit only on a lease. Our catalogue lets you filter for projects with a foreign quota, and before you reserve, a manager confirms with the developer that your specific unit can be registered to a foreigner.
What does buying cost on top of the price?
At the transfer, the Land Office charges a registration fee and taxes: specific business tax or stamp duty, plus withholding tax. Who pays which part — buyer, developer or both — is set in the contract and differs between projects. On top of that come the annual building maintenance fee, a one-off sinking fund in some projects, and legal fees. Your manager will give you a full breakdown for the unit you choose.
Can I buy remotely, without travelling to Thailand?
Yes. You can choose a project through video calls and recorded walkthroughs, reserve a unit online, sign the contract by courier or e-signature, and send payments by bank transfer from your home country. The transfer at the Land Office can be done through a power of attorney. Some documents may need to be notarised or apostilled where you live — the lawyer will tell you in advance what your case requires.
Do developers offer payment plans?
Most projects under construction come with a developer payment plan: a reservation deposit, a payment at contract signing, instalments during construction and the balance at handover. The number of stages and the amounts differ for each project, so the plan is shown on the project page whenever the developer has provided it. For ready units, most of the price is usually paid at transfer. Bank mortgages for foreigners in Thailand are hard to get.
Does buying property give me a visa?
Not by itself. Owning a condo or a villa in Thailand does not give you a visa or residence rights. Long stays are covered by separate routes — for example a retirement visa or a Thailand Privilege membership — each with its own conditions, which change from time to time. If you plan to spend part of the year in Thailand, check the right option with a Thai embassy or a lawyer before you buy.
What language do you work in?
We work in English, Hebrew and Russian. Calls, video walkthroughs, document reviews and correspondence with the developer happen in your language, so every step is clear before you sign. Contracts are usually drawn up in English and Thai, and we go through them with you clause by clause together with the lawyer. After handover, the same team can help with renting out and managing your unit.
How much does a condo in Thailand cost?
There is no single figure: price depends on the city, the area, distance to the sea, unit size and construction stage. In the catalogue, each project shows a starting price from the developer's price list, and the city cards on the home page show where prices start in each destination — both are updated from the catalogue. You can filter by budget. Before deciding, ask your manager what the price includes and what is paid separately.
New-build property in Thailand, straight from the developer
Buying property in Thailand starts with a simple question: what do you want it for? A winter home, a unit to rent out, a place to retire, or all three over time. ROMA ThaiProperty focuses on new developments — condominiums, villas and townhouses sold by the developer — and supports international buyers from the first shortlist to the handover of keys.
Where to buy a condo or villa in Thailand
Each destination suits a different plan.
Pattaya
Pattaya is a lively beach city within driving distance of Bangkok's main airport, with beachfront towers and quieter residential streets side by side. See all new developments in Pattaya, and compare neighbourhoods in our guide to Pattaya areas.
Phuket
Phuket draws buyers looking for villas, nature and wide beaches, and its areas differ a lot in character. Browse projects in Phuket, and compare the island in our guide to Phuket areas.
Bangkok
Bangkok makes sense if you are thinking about long-term rentals in a major city. Browse projects in Bangkok.
Koh Samui
Koh Samui is a smaller, calmer island for those who do not want a busy resort. Browse projects on Koh Samui.
How to choose a project in our catalogue
Every project in our catalogue shows its location on the map, construction status, planned completion, unit types and a starting price — whenever we hold that data. You can filter by city, budget, number of bedrooms, closeness to the sea and whether a project has a foreign quota. Prices come from developer price lists and are shown in Thai baht, or in US dollars, euros or shekels when an exchange rate is available, with the rate date next to the figure. A manager confirms the final price and availability of a specific unit before you commit.
Can foreigners buy property in Thailand?
Foreigners can own a condominium unit freehold in their own name, within the building's foreign quota. Villas work differently: a foreigner cannot hold the land directly, so villas are usually bought on a long-term lease. Your manager will walk you through freehold and leasehold, how to transfer money and document the foreign-currency payment, and which taxes and fees apply at the transfer. This is not legal advice, so have a lawyer review the deal before you sign. For the detail, read our guides: how to buy property in Thailand, freehold, leasehold and the foreign quota, moving money and taxes and fees.
