Watthana is the part of Bangkok most foreigners know without ever hearing its name. The district runs along Sukhumvit Road and takes in Asok, Phrom Phong, Thong Lo and Ekkamai: residential towers, shopping malls, restaurants from every corner of the world and small cafés tucked down side streets. The BTS Skytrain runs above the road, and at Asok you can change to the MRT subway, so the business district, the Siam shopping area and the airport are all easy to reach. This is where people who genuinely live in the city choose to be: families of international company staff, young couples, remote workers. The side lanes, or sois, get quieter the further you go from the main road, and that is where most new projects are built. Below are all the Watthana projects in our catalogue. Prices, available units and remaining foreign quota are confirmed with the developer by our team, and if something is unknown, we say so.

Sukhumvit is not the same along its whole length. Asok is a busy junction of office towers and hotels — ideal for transport, less pleasant on foot. Phrom Phong is calmer and more family-oriented, with big malls, parks nearby and a long-established Japanese community, which means plenty of schools and kindergartens. Thong Lo and Ekkamai are the younger side, full of restaurants, bars, cafés and concept stores. When choosing a project, ask not only which station it is near but which soi it is on and how far down: the difference in noise and traffic between the start of a lane and its far end is huge.
The BTS is Watthana's backbone. If you live within walking distance of a station, you can manage without a car entirely; residents deeper in the sois use the motorbike taxis waiting at the mouth of every lane. The main road is congested for much of the day, so being near a station is worth more than a parking space. Along the district's northern edge runs Khlong Saen Saep, where canal boats run towards the old city without any traffic.
In Watthana everything is close: supermarkets stocking imported food, local markets, clinics, large private hospitals, gyms and co-working spaces. Most lanes have street food and laundries, and in the evening the streets are full of people. The capital has no tourist season to empty the district — it is lived in all year. The rainy season brings heavy, short downpours, and some low-lying lanes flood briefly. If you own a unit on a high floor you will mostly notice it on the way home, but it is worth asking about drainage around the building and lower-level parking.
Almost everything here is a condominium: towers with pools and gyms near the stations, and quieter low-rise buildings further into the lanes. Alongside compact units there is a good supply of family-size apartments, because that is who the district attracts. Tenants are mainly foreigners on work contracts looking for a furnished condo for the long term, often with the rent paid by their employer. Short-term letting in Thailand is governed by separate legislation and many buildings ban it, so it is wiser to base your numbers on long-term rental and have a lawyer check the building's rules. We only give rental income as an agency estimate, with a source and a date.
In sought-after projects near the stations the foreign quota can run out quickly. Our team checks it before you reserve, because without it you cannot register the unit in your own name.
For an overview of the whole capital and its other districts, see property in Bangkok. If you are weighing the city against the coast, compare with Pattaya.
Because everything you need is on one road: the Skytrain, malls, private hospitals, international schools and restaurants of every kind. You can get by easily without speaking Thai. That is why large foreign communities live here, and why tenants look for condos in this area first.
A condo near the station lets faster, but there is more noise and traffic. Deeper in the lane it is quieter and sometimes more spacious, but the walk to the BTS is longer. Our team will show you the real route from each building to the station and help you choose for your goal — letting or living.
In Bangkok that is difficult: short-term letting is regulated by separate legislation, and many buildings ban it in their rules. The main demand in Watthana is long-term rental by foreigners on work contracts, so plan your income around that and check the building's rules with a lawyer.
Yes, and more than in many parts of Bangkok, since international schools and parks draw families to the district. If you need a certain number of bedrooms or proximity to a particular school, tell our team and we will filter the projects for you.
