Hua Hin is the beach town where Thais themselves go to relax: an old, quiet resort with a long beach, a night market and golf courses, where the royal family once built a summer palace. This page gathers the new developments in and around Hua Hin from our catalogue — pool villas in quiet estates and condominiums close to the beach. Next to each project you will find its build stage, expected completion and a from-price, when we know them, and you can filter by villa or condo, budget and bedrooms. Our team confirms current prices and availability with the developer, and on a call we will help you decide whether the town's pace suits you — for a calm winter, retirement or letting.

Hua Hin sits on the western shore of the Gulf of Thailand, in Prachuap Khiri Khan province, south of Bangkok. From the capital you get here by road or by train, and the town's old, colourful railway station is one of its landmarks. Unlike Pattaya, Hua Hin did not grow up around nightlife. It is a traditional resort where Bangkok families spend their weekends and retirees from Europe, especially Scandinavia, stay for the whole winter. The town has private hospitals, shopping malls, markets, international schools and a large number of golf courses. The sea is shallow and relatively calm, and the beach is long and good for walking. The property market splits roughly into two worlds: condos near the beach and in the centre, and villas in quiet estates further inland.
The centre, around the night market and the streets near the beach, is for people who want to walk to restaurants and shops. Most of the condominiums are here, some with sea views. South of the centre is Khao Takiab, the hill with a temple above the sea, and the beachfront there has quieter buildings. West of the main highway lie villa estates and gated communities, often next to golf courses: more land and greenery, with the beach a drive away. To the north is Cha-am, a small and even quieter resort, and to the south Pranburi, which draws people looking for nearly empty beaches.
Every Hua Hin project is in the list on this page; for the full search with all filters, open the project catalogue.
Hua Hin suits people who want quiet without giving up services: retired couples coming for the winter, families who want a safe beach and an international school, and golfers. It also suits anyone who wants to be within reach of Bangkok without living there. If you are buying to let, bear in mind that demand is seasonal and calmer than in Pattaya: Thais from the capital come for weekends and holidays, and Europeans rent by the month in winter. If you want busy streets, lots of restaurants and late nights, look at Pattaya; for a working city, Bangkok.
Most foreign buyers in Hua Hin are choosing between a villa and a condo, and the form of ownership is very different. A condominium unit can be registered as freehold in your name, as long as the building still has foreign quota and the money comes from abroad in a foreign currency. A villa is another matter: foreigners cannot hold land directly, so the land is usually taken on a long-term lease, and the building itself can sometimes be registered to the buyer. A lawyer should check the contract, the land title and the Land Office registration before you sign. Off-plan projects are paid in instalments as construction progresses, and the whole purchase can be done remotely.
The amounts depend on the project, and our team will work them out for the property you choose. Short-term letting in Thailand is governed by separate legislation, and not every building or estate allows it, so check the rules with a lawyer. We only quote rental yields as an agency estimate, with a source and a date. Tax on rental income in your country of residence is a question for your tax adviser.
Shortlist a few projects or leave a request, and our team will send options that fit your budget and what matters most to you — the sea, golf or peace and quiet. If you are comparing Hua Hin with other places, browse all projects.
Both are beach towns on the Gulf that you reach from Bangkok overland. Pattaya is a big, busy city with high-rises and nightlife. Hua Hin is quieter and more traditional, with more villas and golf courses and less entertainment. People after energy and a large rental market lean towards Pattaya; those after calm choose Hua Hin.
Not the land itself: a foreign buyer normally takes the plot on a long-term lease, while the house on it can be put in the buyer's name in some projects. How long the lease runs, how it is renewed and what passes to your heirs all depend on the contract, which differs from project to project. A condominium unit can be owned freehold. A lawyer should review the contract before you sign.
Yes, but it works differently from Pattaya or Phuket. Thais from the capital come for weekends and public holidays, and Europeans rent for months in winter; the rest of the time the town is quiet. Location and property type matter a lot, and any income estimate should be treated as an estimate, not a promise.
Usually by flying into Bangkok and continuing south by road or by train. The overland trip is simple, and many buyers combine a visit to Hua Hin with a few days in the capital. Our team can help you plan viewings of several projects in one trip.
The town has private hospitals and clinics as well as international schools. The choice is narrower than in Bangkok, and many people travel to the capital for complex treatment. If a particular school matters to you, tell our team and we will suggest projects nearby.
